Project background

The area around Cambridge is situated in the Oxford-Cambridge Innovation Arc. It is renowned in the UK for start-ups, and small and medium sized businesses in the advanced technology sectors. Cambridge was recently named the UK’s second most innovative city.

Over the last 10 years, Cambridge has had employment growth of 17.6% compared to the UK average of 11.3%, and unemployment rates of 2.9% compared to 3.1% for the UK.

The owners of Cambridge Innovation Parks are expanding what they offer, encouraged by the success of their first business park and the current favourable market conditions:

  • Their first 10 acre business park to the north of Cambridge opened in 2012 and has achieved average occupancy of 95%.
  • Supply of quality office space remains highly constrained in the Cambridge area and demand remains robust. At the end of 2019 office supply was running at around 9% availability and rents had risen by 12%. Prime office yields remain keen at 4.5%.

About the project

The developers are progressing 3 sites through planning:

  • a 16,000 square metre (172,000 square feet) extension to their existing innovation park to the north of Cambridge
  • a new 21,000 square metre (226,000 square feet) innovation park a few miles to the west of Cambridge. This site immediately adjoins the road linking Cambridge and Oxford
  • a new 6,000 square metre (65,000 square feet) hybrid office/lab space building to the south east of Cambridge.

These innovation parks feature a campus-style design approach. They also accommodate a gym/health spa, beauty salon, café, as well as conferencing and training facilities.

Promoters and partnerships

The promoter is Cambridge Innovation Parks Ltd, a local development and management company. The 4 directors of the business know the area and the local market well.

Partners to the Oxford-Cambridge Innovation Arc include South Cambridgeshire District Council and the Business Board of the Cambridgeshire and Peterborough Combined Authority.

The Arc partners recognise the need for more employment space for start-ups and small and medium enterprises in the Cambridge area.
