Octopus Real Estate have invested some 300 million GBP in the last 12 months in similar projects in the UK.

This is a well-located proposition within an affluent part of South Belfast and well-served by excellent nearby infrastructure links. The site is located 5 minute’s walk from the nearest train station, 10 minutes by car to the heart of Belfast city centre, 20 minutes to Belfast City Airport, and 2 hours to Dublin city centre. It is also within the neighbourhood of Queens University, a Russell Group establishment known for its focus on research and academic achievement.

Timing is opportune. The UK is a globally unique eco-system for Life Sciences and Health Innovation. This project is ideally positioned within this sector. There is strong interest in the Life Sciences sector which has proven to be resilient and is expected to experience healthy growth over the short/medium timescale.

About the project

This project is the only one of its type in Northern Ireland, in a sector with fantastic growth potential. Kings Hall has already attracted funding from the Northern Ireland Investment Fund which is a government-backed scheme to provide debt funding for commercial projects.

It is set within a 6 hectare/15 acre site, the focal point of which is an iconic building known as “The Kings Hall” which has its facade listed due to its historical and architectural merit.

Detailed planning consent has been granted for the site’s entire infrastructure and enabling works, and 3,716 square metres/40,000 square feet of commercial space.

There is already great interest in the site from occupiers, with 1,858 square metres/20,000 square feet of commercial space pre-sold to an investment company, 929 square metres/10,000 square feet of which is occupied by Diaceutics which is a world leader of precision data analytics, and transactions completed for a 32 bed assisted living complex, a 100 bed nursing home, and a kindergarten facility for 100 children.

The entire site will comprise:

  • Medical related space of c. 21,367 square metres/230,000 square feet
  • 100 bed nursing home
  • 32 bed assisted living facility
  • 650 space multi storey car park
  • Kindergarden for 100 children
