Opportunity Cardiff Edge Life Sciences Park

As part of a 3 phase project, developers of the Cardiff Edge Life Sciences Park are seeking investment of 85 million GBP to deliver over 40,000 square meters (400,000 square feet) of accommodation.

Phase 1 consists of 20,000 square metres (200,000 square feet) of Grade A office and research and development / laboratory space to support the life science sector. The site is anchored by GE Healthcare as existing tenant and located in an area of high demand for this type of accommodation.

Project background

The Welsh government has prioritised the life sciences sector. This investment makes Wales even more attractive for those looking to work in a cluster and with the University Hospital of Wales in Cardiff. 

The Cardiff City region has a thriving, research driven life sciences sector. Global companies already based near Cardiff include Norgine, Biomet, GE Healthcare and Covatec. The region is also home to top 5 diagnostic companies, including Ortho Clinical Diagnostics, the Welsh Wound Innovation Centre and ReNeuron. 

This success means that there is a lack of space for start ups. Cardiff Edge Life Sciences Park is an important resource that will provide opportunities for more businesses in this sector.

About the project

With direct access to the M4 motorway, the site is superbly connected to existing businesses and universities in Cardiff as well as other cities, including London and Bristol. 

The 30 acre site is an existing business park suitable for redevelopment, intensification and expansion. The new scheme will be anchored by the former site owner, now site lessee, GE Healthcare. Their significant on site operation will help to attract other life science businesses. 

Although the site focuses on the life sciences sector, the proposed high quality business park will meet the needs of other high value sectors, including fintech, cyber security analytics, AI, and sustainable energy.
