Description

Omsorgsbygg Oslo KF will contract a turnkey contractor for the development and construction of a new Lambertseter Nursing Home in the Nordstrand district (the project is called the Lambertseter Homes). The Lambertseter Home is located in the south-eastern part of Nordstrand district, to the east of Lambertseter Sixth Form College, address Østliveien 42-44.The building is situated on 2 municipal owned sites, cadastral no. 159 title nº 236 and 245 (part of 159/1). The sites are regulated for a public building (old peoples and nursing home). The total site area is approx. 4 601 m2 + approx. 2 000 m2 additional site.The Lambertseter Home was built in 1969 and renovated in 1989 and 1996. There are currently 84 nursing home places and a day centre with 8 places. The existing nursing home building is to be demolished.The project consists of:— the development of the preliminary project with interaction,— detailed engineering design services,— demolition of the existing Lambertseter Old Peoples and Nursing Home,— construction of the new nursing home,— hand-over with trial operation.The new nursing home must be constructed with 130 nursing home places, and it is be to dimensioned for 220 employees and it must include a day centre. A car park basement must be established below ground. The existing transformer must be moved and integrated into the building. The delivery includes the accompanying outside areas; a sense garden at ground floor level, as well as communal outside areas on each floor and possibly on the roof. Two squares are to be established outside. Development of pavements, ensuring damp courses and redevelopment of compensation areas must be in place before the building is taken into use (the decision on redevelopment is expected in spring 2019). It must be possible to use the roof area for recreation/outside area, possibly for the management of rain water and the production of renewable energy. The new building must have 6 floors towards the east, going down to 4 floors towards the west. The building will have a total of approx. 15,000 m2 gross.
