Description

The subject of this tender is all necessary planning, consulting and construction services required for the complete construction of functional and serviceable buildings that comply with the current public law regulations and the generally recognized rules of technology in accordance with the specifications of the functional service descriptions.
This includes all planning and site supervision services of work phases 5-9 HOAI according to the specifications of the functional service descriptions and all necessary engineering services - if required, including obtaining the necessary expert opinions - and the preparation of all necessary evidence, the planning and execution of the necessary demolition work, the planning and execution of the necessary foundation and civil engineering work including planning, the shell construction and finishing work, the construction of the building shell and the finishing work. planning, the shell construction and finishing work, the planning and construction of outdoor facilities, all development and road construction services including planning as well as all other services required to achieve the success of the work and to comply with the legal regulations.

A residential building with 17 residential units on the 1st to 3rd floors and a recessed top floor, as well as a 4-group daycare center on the first floor and a basement and an underground parking garage are planned on the property. The gross floor area (GFA) of the above-ground structure is approx. 2,340 m² including the top floor.
The basement and underground garage have a gross floor area of approx. 780 m². The underground garage is planned as a central garage with 12 parking spaces in order to meet the parking space requirements of the new building as far as possible on its own property. It will also house the storage rooms for the tenants\/inside, areas for the building services as well as bicycle and baby carriage parking spaces.
According to the architects' planning documents, a total of 17 residential units are to be built. A mix of the following apartment sizes: 3 x 1-room apartment, 4 x 2-room apartment, 8 x 3-room apartment and 2 x 4-room apartment.
All parking spaces in the underground garage must be equipped \/ pre-equipped with the cable infrastructure for electromobility in accordance with §6 GEIG.
In order to comply with the Building Energy Act (GEG), the heat supply of the building to be planned is to be sustainably ensured via a connection to the district heating network of Stadtwerke München. Furthermore, in order to comply with the national sustainability strategy, the planning must be based on the recommendations of the "Guidelines for Sustainable Building" of the Federal Ministry of the Interior, Building and Community (BMI).
