Description

The existing listed building was erected in 1893 for business premises and as an administrative and distribution center for Deutsche Post and was added to the city of Lüdenscheid's list of listed buildings in 1985.there are two full floors (first floor and second floor) as well as a complete basement, which is partially above ground due to the terrain. The attic space under the hipped roof has not been developed and the building was last used by the municipal music school and is now to be converted for future use by the VHS. The conversion measures include, in particular, an energy-efficient refurbishment and the creation of barrier-free accessibility, as far as possible in the listed building. The main energy refurbishment measures are the internal insulation of the first floor and second floor, as well as the insulation of the ceiling above the second floor. Furthermore, the windows will be refurbished and upgraded, the floor plan will be slightly modified and adapted to the usage requirements of the adult education center, the measures for accessibility include the elevator and the creation of a barrier-free WC, and the building will be used in future for teaching purposes by the adult education center for courses and exercise classes. This will require a change to the room layout in order to achieve the required room sizes, and the toilets and changing rooms will be located at the rear of the building (north-west side facing the parking lot). The hall, formerly the counter hall of the post office, with its wooden ceiling will remain undisturbed, and access will be routed around this central room on the first floor.Interventions in the building fabric will be kept to the minimum necessary.To create accessibility, ceiling openings will be necessary for the elevator, and the elevator shaft will be newly constructed. The elevator connects the first floor and the second floor, the basement and the top floor are not accessed.a steel girder must be installed on the first floor in course room 004 in accordance with the structural analysis. Smaller steel beams must also be installed at various points in the access corridor on the first floor in accordance with the structural analysis. Steel beams must also be installed on the second floor in accordance with the structural analysis where load-bearing walls are no longer required due to room extensions.The main work in this contract includes carpentry and painting work, glazing work, restoration of windows and doors:- Construction site equipment and installation of protective measures for the remediation of harmful substances- Restoration of the frames on site- Restoration of the sashes in our own workshop- Glass replacement of internal window elements in box-type windows, single windows and doors- Making the corridor and locking bar accessible- Documentation, in accordance with listed building regulations
