WIRO - Wohnen in Rostock Wohnungsgesellschaft mbH intends to develop the traffic and media technology for the B-Plan "Kiefernweg residential area", which is located on the south-western city boundary of the Hanseatic and university city of Rostock, Mecklenburg-Western Pomerania. 31 ha.The preparation resolution by the Rostocker Bürgerschaft was passed on 5.4.2017, the public announcement on 24.5.2017. The interpretation resolution was passed on 8.11.2017 by the Bürgerschaft and the corresponding public announcement in the municipal gazette on 29.11.2017. The development plan is expected to become legally binding in the fourth quarter of 2019. In accordance with the overarching plans and the land use plan, the site is to be developed as a residential building site, predominantly single-family houses as well as semi-detached or terraced houses are planned in some areas.the planning area was predominantly used as agricultural land, it is crossed by drainage ditches or agricultural drainage.an allotment garden complex is located to the north of the agricultural use towards Satower Strasse. Individual allotment garden plots, which are located in the eastern part of the planned access road, are part of the area of application, have already been terminated and demolished. in the southern planning area is the settlement of Biestow Ausbau, which is to be taken into account in the planning and integrated into the overall concept of development. The expansion and renovation of this area in terms of traffic and media technology (Biestow development settlement) is part of the overall development, and the development of the new residential location will be carried out from Satower Strasse in terms of traffic and media technology. The completion of the overall measure is planned for 2021/2022.the future traffic connection is only possible from Satower Strasse.the media development follows the traffic connection from Satower Strasse, here the preconditions for the primary supply and disposal of the area are partly created within the framework of preparatory or parallel planned measures.for topographical reasons an efficient precipitation drainage as a pipe-bound system of Nordwasser GmbH is not available, also the adjoining receiving waters or water bodies 2. Engineering services of various object and technical planning from the scope of application of the HOAI as well as special services are to be rendered. the services according to HOAI extend to the service phases 1-8 (according to tables of partial services) of the service descriptions:1) outdoor facilities (§ 38 ff. HOAI);2) engineering structures (§ 41 ff. HOAI);3) Traffic facilities (§ 45 ff. HOAI) and 4th technical equipment (§ 53 ff. HOAI).
