Description

The bbz Chemie is the scientific education and training centre of the Bildungswerk Nordostchemie e. V., Berlin Adlershof. Founded in 1981 by West Berlin chemical and pharmaceutical companies, the bbz Chemie is a non-profit training and further education service provider for the chemical and pharmaceutical industry and biotechnology. The 2-storey building (gross floor area approx. 4,850 m2) of the bbz Chemie was built in 1995 as a solid construction. In the meantime, extensive conversion and modernisation measures are necessary. In addition, a 1-storey extension with 3 classrooms and a weatherproof connection to the existing building is to be built in the break courtyard due to the increased number of students.
For the reconstruction, modernization and new building measures of bbz-Chemie the services of the technical equipment according to § 55 HOAI, Agr 1-5 and 7-9, work phases 2-9 are tendered. The project is funded by the BMBF and the responsible Land. The BBR Section A2 is responsible for advising the recipient of the funds on construction issues and for the inspection of the funded construction measure. bbz Chemie consists of pilot plants and laboratories which are connected by an entrance and an atrium. A cafeteria (approx. 240 m2) is located on the ground floor. The building, including the laboratory equipment and technical facilities, is subject to regular maintenance and servicing. A photovoltaic system was installed on the roof of the 1st floor in 2011. In this context, a partial renovation of the sealing and the roof coverings was carried out. An analysis of the building stock from 2016 recorded the technical condition of the property at that time and, based on this, recommended necessary conversion or modernisation measures. In 2018, the building inventory analysis was updated to include reconstruction, modernisation and new construction measures (see tender documents, 1st stage, 0.0 expert's report CIS): Renewal due to damage and poor functionality: heat generation plant, HVAC ventilation system with heat recovery; drinking water network; gas supply network; building automation with access to all process structure data of the operational facilities; corridor and exterior lighting; air conditioning, EDP room; modernisation of fume cupboards (fume cupboards); preparation of evidence of compliance with the existing fire protection after installation of the TA (HVAC, pipes and cables).For conversion, modernisation and expansion, the services of the technical equipment according to § 55 HOAI, work phases 2, 3 and 5-9, AGr. 1-5 and 7-8 as well as other measures (KGr 490); see tender documents, 1st stage, 0.0 expert opinion CIS, section 6) are to be awarded. The services of the object planning according to § 34 have already been put out to tender in a separate VgV-procedure.a.) The execution of the reconstruction, modernization and the construction of the extension is to be carried out during ongoing operation.b.) Conversion or relocation measures, the erection of the extension building, the renewal of the digestors and the building automation can only be carried out during the time when classes are not in session. All other measures, e.g. the renewal of the ventilation system, can only be implemented with major disruptions and logistical effort. The time schedule must be closely coordinated with the TA specialist planners and users.6/2018 A space and measures programme (see also expert opinion CIS) is available in the context of the funding application.Currently estimated project costs for KG 200-600: gross approx. 3.9 million EUR; of which KGr 400 gross: modernisation of existing buildings approx. 2.13 million EUR, new extension building approx. EUR 0.11 million; the extent of the building fabric to be processed will be agreed with the cost calculation for work phase 3.time schedule according to current planning: start of planning I/2021, start of construction expected in the second half of 2021, total construction period expected to be 3 years. The contract will be awarded in stages (see Section II.2.11) without any legal claim to the commissioning of all service stages.
