The school at Erbendorfer Weg 13 is operated as a 4-part primary school. By demolition of the after-school care building, space is now created for a compressed extension, which is to accommodate the special school rooms and a caretaker's flat The current usage requirements for a 3-field sports hall are to be ensured by refurbishment of the existing hall or a replacement new building. The decision will be made by the client in the course of the project on the basis of an economic feasibility study to be prepared by the contractor; on the remaining open space, the space for a day-care centre with up to 120 places is to be examined in terms of urban development and planning law and secured as a separate development option. The further planning and realisation of the day nursery is not part of this invitation to tender; the construction will be carried out while the school is in operation. The additional classrooms that are no longer needed due to the demolition of the after-school care building and that are necessary for temporary overcrowding will be secured for the duration of the construction project by placing containers on the grass sports area.the following preliminary chargeable costs are assumed for the individual measures:A) Extension: EUR 3.4 million netB) Renovation of the gymnasium: EUR 2.2 million netThe measures are to be completed by July 2024.for this project, the Tempelhof-Schöneberg District Office of Berlin is looking for a competent architectural firm to take over the planning of the building. Services are to be rendered in the following structure:Object planning building - extension / gymnasium- LPh 1: Basic evaluation,- LPh 2: Preliminary planning,- LPh 3: Draft planning (optional),- LPh 4: Approval planning (optional),- LPh 5: Implementation planning (optional),- LPh 6: Preparation of award of contract (optional),- LPh 7: Participation in award of contract (optional),- LPh 8: Object supervision (optional),- LPh 9: Object supervision (optional).Individual special services are to be taken over, which will be named separately in the request for quotation. This includes, among other things:- Inventory of the nursery building and sports hall (construction + materials) (optional),- Support of the participation process (optional),- Economic efficiency study (optional),- Preparation and updating of the room book (optional),- Perspective presentation of the design (rendering) (optional),- Integration of KiTabau (optional),- Temporary container facility (optional).Any further special services that may be required will be commissioned separately.the commissioning will be carried out on the basis of the corresponding model contract of the State of Berlin (ABau) in stages and without any legal claim to the commissioning of all service phases or parts of services.the client reserves the right to terminate the contract separately. This is based in particular on the loss of the basis of the transaction, e.g. in the event of delays in the project, and on the loss or replacement of the designated personnel. the above-mentioned points will be further specified in the invitation to tender.the remuneration for the basic services will be in accordance with HOAI 2013. the extension building will be assigned to fee zone IV, the gymnasium to fee zone III. this assignment is to be checked by the bidder in the course of the preparation of the bid.the client explicitly points out that in the course of the planning an adjustment of the chargeable costs is to be expected.
