Architectural and engineering services for modernization and repair work of a multi-storey car park in 10783 Berlin, Kirchbachstr. 1-2 (WE 77491)The project will be carried out in occupied and used condition and will cover 8 parking levels with 346 parking spaces as well as the shell and structures of the car park as a whole. The adjacent apartments are currently not planned as part of the measure. The planning services include: object planning (HOAI work phases 1-9), the technical equipment (HOAI work phases 1-9), structural design.
Architectural and engineering services for modernization and repair work of a multi-storey car park in 10783 Berlin, Kirchbachstr. 1-2 (WE 77491)The planning services include- Object planning (HOAI service phases 1-9), the technical equipment (HOAI service phases 1-9), structural design;- Coordination of the technical participants involved in the planning;- Schedule and cost controlling with reporting according to the specifications of the client;- control of adherence to and updating of the established cost framework in accordance with the cost monitoring plan with reporting in accordance with the client's specifications;- preparation of own and third-party invoices of the executing companies as Gewobag WB - compliant payment tables for instruction (KG 300, 400);- final settlement of the technical construction costs.Special services:- Preparation, monitoring and updating of a cash flow plan in accordance with the client's specifications;- Monitoring the elimination of defects within the period of limitation;- If necessary Execution of supplementary services for stocktaking;- Activity as responsible site manager according to state building regulations;- Coordination with the monument protection authorities with regard to all relevant issues;- Study to examine variants for changing the usage concept to open / partially open car park (including necessary dismantling of boxes); partially individual garages as well as possibilities for short-term / long-term letting;- Development and, if necessary, implementation of an access concept taking into account various user groups.Additional services:- Preparation of fire protection proofs; preparation of fire protection plans (service provision by expert staff or binding of a third party);- Preparation of structural proofs (service provision by expert staff or binding of a third party);- Preparation of energy efficiency expertises (service provision by expert staff or by a third party);- Preparation of current measurements after refurbishment with details of the rented areas including listings for letting (according to DIN 276);- Participation in the support and advice of tenants before and during the construction process;- Preparation of instructions for use including a tenant brochure.
