Description
General planning services Lph 1-9 (project planning of building, technical equipment, fire protection, building physics, optional structural design) for the reconstruction, refurbishment and extension of the Astrid-Lindgren-School in Weiterstadt-Braunshardt in wood modular construction.Due to the increased requirements of all-day schooling and inclusion, the district of Darmstadt-Dieburg is planning to convert, refurbish and extend the Astrid Lindgren School at the site in accordance with the school construction guidelines of the district of Darmstadt-Dieburg as an inclusive all-day school with a modular wooden construction..4)).
The Astrid-Lindgren-School in Weiterstadt-Braunshardt is a 3 class primary school with all-day facilities. At present about 280 pupils* attend the primary school. It is very centrally located in the town centre. The current building stock consists of several buildings:- in the Lindenstraße is the old building from 1952, which mainly houses the administration. The school's technical centre is also located here;- a two-storey building block with 6 classrooms in prefabricated wooden panel construction from 1995 borders the property to the south;- in 2008, a two-storey teaching wing in wooden hybrid construction was built on the eastern border of the property, which also houses the canteen on the ground floor;- several interim solutions (1 mobisku:l as care room, a two-storey container facility with 2 classrooms and 2 care rooms and a one-storey container facility with 2 classrooms) complete the building stock.Due to the increased demands of all-day schooling and inclusion, the Astrid Lindgren School is to be rebuilt, renovated and extended as an all-day school in accordance with the school construction guidelines of the Darmstadt-Dieburg district. For the remaining 3 buildings the following is planned:- The old building in the Lindenstraße is to be demolished. The two other existing buildings are to be used as learning and teaching areas in the future:- In the eastern wing of the building from 2008, the conversion of the canteen into a classroom is planned, in addition, the second escape route must be created,- The southern building is in need of renovation, the building services no longer comply with the recognized rules of technology, and requirements in terms of thermal insulation and fire protection are not met. The gross floor area of the two existing buildings is 1 437 m2. In an extension building of approx. 3,100 m2 gross floor area, the missing areas for differentiation and full day, the technical teaching area, the administration area and a common area with canteen, library and break hall are to be created. Within the framework of an integral planning, the future heating system and ventilation should be selected in such a way that Enev and EEWärmeG are complied with at minimum expense. Furthermore, it should be investigated whether nesting possibilities, e.g. for swifts' quarters or house martins' nests, can be integrated into the new building. Furthermore, the outdoor facilities should be prepared and redesigned in accordance with the guidelines for outdoor facilities. In addition to a playground of approx. 1,500 m2 , a service yard, parking spaces, bicycle/scooter parking spaces, etc. must be created.Attention: The pollutant analysis, demolition, interim solutions, kitchen planning and outdoor facilities are not the subject of this procedure, they are assigned separately.size/scope:1. Conversion approx. 100 m2 GFA,2. renovation approx. 525 m2 GFA,3. expansion approx. 3 100 m2 GFA.outdoor facilities approx. 2 000 m2 AFperiod of service provision:The following are planned as time milestones:- Start of planning 01/2021;- Start of construction 06/2022;- Start of commissioning phase 06/2023 and- Completion date 08/2023.
