On the basis of the existing fire protection concept, the necessary construction work is required to create a functioning and safe escape and rescue route concept, i.e. the escape routes have to be partially unbundled and re-aligned, the complete building shell will be renovated within the scope of the renovation, i.e. renovation of windows including sun protection, renovation of the roof by applying thermal insulation and renovation of the roof terraces and renovation of the entrance areas with disabled access for the entrance and garden in the form of a ramp. In addition, the two entrance houses are to be refurbished (either demolition and new construction or renovation). In the interior construction, measures for the implementation of the fire protection concept are necessary, in particular the formation of fire compartments and the upgrading or renewal of doors and windows relevant to fire protection, including the inspection and, if necessary, the redesign of the escape and rescue route situation, the renewal of the floor coverings and tiles as well as the renewal of the railings and sound insulation measures.The structural design services comprise the statically relevant changes in the area of the walls and wall openings within the building and the structural design for any new entrance structures to be erected. The design services are to be provided in 3 stages, stage 1 LPH 2-3, stage 2 LPH (4)5-6 and stage 3 LPH 7-8. The services for LPH 4 are required if the entrance buildings can no longer be renovated and are to be newly erected. The existing access road for the fire brigade is to be retained and is sufficient for the access road and installation area. The new areas to be planned are the play area, the green area at the rear of the building and the green area to the right of the access road for the fire brigade.Particular importance is attached to the child-friendly design of the areas in accordance with the concept of the users and the consideration of economic approaches for the maintenance of the areas and shrubs and a near-natural design including the existing greening of the property. Furthermore, an exit by means of a basement staircase is to be included in the planning. The planning services are to be provided in 3 stages, stage 1 LPH 2-3, stage 2 LPH 5-6 and stage 3 LPH 7-8. The existing type of heating is district heating. The heating mode is retained. In the course of the measure, the radiators and heating pipes inside the building are to be refurbished as required, and the sanitary installations have already been renovated. If necessary changes should become necessary in the course of the adaptation of the fire protection requirements, these must be planned. The planning services must be provided in 3 stages, stage 1 LPH 2-3, stage 2 LPH 4-6 and stage 3 LPH 7-8. The electrical system was already renewed in 2016. The transfer station was renewed and relocated. The cables were re-laid, including new distributors and sub-distributors. In accordance with the requirements of the fire protection concept to be revised, further necessary modifications to the electrical system must be planned in accordance with the current state of the art, the fire alarm system including escape route and safety lighting as well as the domestic alarm. 3-stage planning services must be provided, stage 1 LPH 2-3, stage 2 LPH 4-6 and stage 3 LPH 7-8.
