Description
The planning services for the expansion of the primary school at the planetarium are to be awarded to a general planner.the construction work includes:- construction of a new school building (construction costs KG 200-700 approx. 21 million EUR);- renovation/modernization of 3 existing buildings (construction costs KG 200-700 approx. 5 million EUR);- construction of open-air facilities (construction costs KG 200-700 approx. 5 million EUR);it is planned to complete the services by Oct. The general planner is to work on the following service profiles:- Buildings and interiors;- Technical equipment;- Structural design;- Outdoor facilities;- Consulting services (fire protection, noise protection/room acoustics, heat insulation and energy balancing)Upon conclusion of the contract, stage 1 (HOAI service phase 2) is commissioned with the following options: see II.2.11.
The existing 3-room primary school is located at Ella-Kay-Straße 47 in the Berlin-Prenzlauer Berg district. The following existing buildings are located on the property:- School building (House A, 4-storey type school building Berlin 81-GT, 4 125 m2 gross floor area);- Day-care centre/club building/official residence (House B, 2-storey masonry building, 797 m2 gross floor area);- 2-storey sports hall (House D, type building VT-Falte, 1 037 m2 gross floor area).Due to increasing numbers of pupils, it is necessary to increase the capacity of the primary school at the planetarium from 3 to 5 trains by means of an extension building (House C). The extension building (House C) and the central schoolyard are to be developed into a school campus together with the existing buildings. In the course of this measure, renovation and modernization measures will be carried out in all existing buildings (Houses A, B and D) as well as an upgrade with regard to the required fire protection. The outdoor facilities will be completely redesigned. Barrier-free access is to be created in all existing buildings (with the exception of the sports hall on the first floor) and the outdoor facilities. As a special feature, the property is located on a contaminated site and flat foundations are to be planned in order to avoid disposal costs that cannot be financed, i.e. basements and, if necessary, pile foundations are not required. reconstruction/extension of technical equipment (ventilation systems in toilets, production/updating of building automation/GLS) measures in house B / after-school facilities/club building / residential building for civil servants- production of barrier-free access (lift inside, reconstruction of toilet facilities)- energetic renovation of building shell according to EnEV- renovation/modernisation (extension of 2nd floor, renovation of the building shell according to EnEV) Technical equipment (TW/SW system, heating, high voltage/low voltage system, ventilation systems in toilets, manufacture/updating of building automation/GLS measures in House C / new building- Goal: space-saving, compact structure, taking into account the wiring routes);- Areas for 3 compartments, specialist rooms, library, kitchen and canteen (approx. 4,500 m2 gross floor area);- Changes to the layout of the classrooms should be possible;- Foundation according to foundation report (if necessary measures House D / sports hall - renovation of the building shell according to EnEV;- measures for barrier-free access (construction of barrier-free access outside, conversion of toilet facilities);- renovation/extension of technical equipment (renovation of TW/SW system, heating system and high/low current system, ventilation system in sports hall and toilet facilities, production/updating of building automation/GLS);- Renovation/modernisation (renewal of baffle walls and floors, room acoustic measures in the sports hall);Measures open-air facilities- construction of school garden, playing field and gymnastics meadow as well as redesign of leisure and recreation areas;- construction of 4 car parking spaces and 288 bicycle stands;- protection of the tree population, replacement plantings within the framework of open space design;The following special requirements for the planning implementation must be observed:- Planning implementation of the new building measure House C on the basis of the Berlin standards for the construction of new schools (Berlin School Construction Offensive or Implementation of the planning and construction supervision services on the basis of the Berlin State's construction guidelines;- Tendering of the services by trade on the basis of the Berlin State's construction guidelines;- Renovation during ongoing operation for the modernisation measures in Houses A, B and D;- Compliance with the construction cost ceiling of EUR 30,100,000 (gross construction costs KG 200 - KG 700). Softer;- Observance of the sustainable building rating system (BNB) for House C (new building).
