Description

The town of Kirchheim unter Teck intends to renovate the listed granary in the old town of Kirchheim, as its building fabric and building services are outdated. In addition, in the course of the reorientation, the presence exhibition and the cultural education of the Städtisches Museum in the Kornhaus are to be repositioned. The monument is a massive building in quarry stone masonry made of iron sandstone, renewed around 1540/50, 1690-96, with half-timbered elevator gable. The last large-scale renovation was carried out in the 1970s. Since then the Städtisches Museum im Kornhaus has been redesigned and furnished in 3 sections 1981, 1984 and 1986. The exhibition has been closed since August 2016 due to the lack of fire protection measures, and the work of Cheret Bozic Architekten and Weidner Händle Atelier, Stuttgart, was awarded first prize in the architecture competition, which ended in May 2019. The authors suggest, both from the outside and from the inside, that disturbing conversions and extensions of the final construction phases should be removed. Due to the sensitive installation of the stairwells, there is no interference with the wooden construction inside. For the basement, the vaults will be freed from disturbing fixtures, which requires a basement for the technical rooms and the caretaker's room in the western area. For the building stock of the Kornhau a pollutant investigation was carried out, as well as a wood investigation and a natural stone investigation. The "Kornhaus" shows according to the age minor damage to the historical substance. However, wooden components in the roof and storey structure were damaged by moisture, pathogen fungi and partly still active animal pests, so that the replacement or partial replacement of individual components becomes necessary. Building materials that were brought into the building during the last reconstruction phase up to the 1980s are demonstrably contaminated with asbestos and must be dismantled. Even pollutants from wood preservatives classified as hazardous to health today must be taken into account.the gross floor area amounts to a total of approx. 3 132 m2.construction is scheduled to start in 2021.a suitable engineering office is sought for the structural design services according to §§ 49, 51 HOAI LPH 1-6, optionally LPH 8. The assignment is to take place in stages. In the first stage, work phases 1-3 are commissioned. The vaulted cellar under the building shows moisture damage. The load transfer of rising storeys to the cellar vault is unclear. The necessity of a static upgrade has to be clarified by a structural engineer (special service). The architects' design provides for a new basement for the technical rooms (relocation of the CHP) and the caretaker's room in the western part of the property. As a special service, LPH 1-2, optionally 3, is to be submitted as a basis for the decision of the local council for further planning: Fee zone IV.
