Description
The contractor is assigned operator responsibility for the entire plant. These are plants of the cost groups according to DIN 276 (300 - technical plants from the field of building construction, 410 - sewage, water and gas plants, 420 - heat supply plants, 430 - ventilation plants, 440 - high voltage plants, 450 - telecommunication and information technology plants (without telecommunication and information technology plants), 460 - conveyor plants, 470 - utilization-specific plants, 480 - building automation, 530 - building constructions in outdoor plants and 540 - technical plants in outdoor plants). The current version of the Ordinance on Safety and Health Protection in the Provision of Work Equipment and its Use at Work, on Safety in the Operation of Installations Requiring Monitoring and on the Organisation of Occupational Health and Safety (Betriebssicherheitsverordnung - BetrSichV) must be complied with. This applies to the Contractor as well as his subcontractors. The aim of the contractual service is to completely relieve the AG of the technical operation of the buildings, the maintenance and the fulfilment of the functions of the technical building systems. All technical equipment and systems shall be the responsibility and performance of the Contractor. The following requirements and qualifications must be met by the personnel to be deployed: 1) Object manager and representative: at least 5 years professional experience in technical building management with comparable tasks and responsibilities; at least Bachelor, Diplom-Ingenieur (FH), Staatlich geprüfter Techniker, Meister, (DQR/EQR at least level 6) in the field of electrical engineering, supply engineering, building services engineering, facility management or comparable; comprehensive knowledge of MSR/ GLT technology; very good knowledge of German (fluent in spoken and written language; at least according to CEFR level C1); knowledge of relevant hardware and software; knowledge of relevant laws, ISO, EN and DIN standards as well as other standards relating to building management, maintenance, etc. and quality assurance (e.g. ISO 9001 and 14000 ff); knowledge of occupational safety/operational safety and environmental protection; management quality; service-oriented attitude and readiness for a simple safety review in accordance with § 8 Para. 1 SÜG (so-called Ü1) as well as an extended safety review in accordance with § 9 Para. 1 No. 3 SÜG (preventive personnel sabotage protection, so-called Ü1) Ü2 Sabschutz); 2) At least 3 house technicians: very good knowledge of German (fluent in spoken and written language; at least according to CEFR level C1); at least 5 years professional experience in comparable position (e.g. MSR, maintenance, fault clearance etc.); at least 3 years vocational training (DQR/EQR at least level 4) in a supply engineering trade in the field of electrical engineering (with switching authorisation for the technical and electrical engineering described in the bill of quantities); at least 3 years professional experience in a comparable position (e.g. MSR, maintenance, fault clearance etc.); at least 3 years vocational training (DQR/EQR at least level 4) in a supply engineering trade in the field of electrical engineering (with switching authorisation for the technical and electrical engineering described in the bill of quantities); at least 3 years professional experience in a comparable position (e.g. MSR, maintenance, fault clearance etc.) (preferably HLS); good knowledge of MSR/ GLT technology, in particular WAGO and Wonderware; knowledge of ISO certificates 9001 and 14000 ff; good knowledge of the CAFM system IMSware used; good knowledge of MS Office programs; knowledge of occupational safety/operational safety and environmental protection; service-oriented attitude, readiness to work, flexibility; willingness to carry out a simple safety check in accordance with ISO 9001 and ISO 14000 ff. § 8 para. 1 SÜG (so-called Ü1) as well as an extended security check according to § 9 para. 1 no. 3 SÜG (preventive personal sabotage protection, so-called Ü2 Sabschutz). 3) At least 3 caretakers: good knowledge of German (fluent in spoken and written language; at least according to CEFR level B2); at least electrical specialist or person trained in electrical engineering; at least 3 years professional experience in a comparable position; knowledge of occupational safety/operational safety and environmental protection.
