Description
The subject of the services to be awarded are engineering services in the field of HVAC technology in accordance with §§ 53 ff. HOAI ?technical equipment? for the LPH 5-9 for the construction project ?renewal of GLT / DDC substations? (MPI-POLY) for the following plant groups (AG):
AG 2 Heat supply systems,
AG 3 ventilation systems and
AG 8 building automation.
The estimated chargeable costs for the aforementioned plant groups are approx. 1.2 million ? net according to cost calculations. The total construction costs (KG 200 to 700) amount to approx. 1.3 million ? net.
The MPI-POLY was built in 1986-1991 and 2005-2006, with a usable area NF 1-6 of approx. 10,600 m².
The existing building management system (BMS/MSR) with various protocols and two master computers together with fault reporting panels dates in many cases from 1985-1992. The basic structure of the existing system, with approx. 20,000 data points and 26 information focal points, is to be extensively upgraded with the associated control cabinets and GA stations, including the cabling to the new master computer and the fault reporting panel.
a) AG 2:
The heating and cooling registers of the air conditioning systems and heating circuits are partly controlled by pneumatic control valves and are to be replaced by motorized control valves, including the electrical cabling related to the object of the contract. Changes to the pipe network are required for the valve replacement.
b) AG 3:
The drives of the air handling units with speed controllers (motor & power units cannot be separated, a separate replacement of the power unit is not possible) are to be replaced by new fans including motors which can be controlled by commercially available frequency converters, including the electrical cabling related to the object of the contract.
c) AG 8:
The renewal of the BMS/MSR technology including the electrical cabling related to the subject of the contract in the entire institute building.
The basis for the structure and design of the building automation is the communication of all automation systems via a self-sufficient BACnet-IP network, which already exists in parts.
In the final expansion, communication at management and automation level will take place exclusively via BACnet-IP. All components to be planned as part of the project are planned with BACnet protocol standard AMEV-B.
The visualization and dynamization of the processes is carried out via a completely new building management system. The existing network cabling is also used. The connection of floor switches in a ring structure will not be pursued further due to the local conditions (star-shaped building arrangement), but is shown as a dotted line in the network cabling diagram. Retrofitting is possible (floor switches are planned to be manageable). Automation stations are buffered with capacitor modules.
The BMS/MSR manages, among other things, alarm/fault management, connection of fire dampers, meters, automation systems and control cabinets, management and operating level of the building management system, hardware and software including energy management software (EMS - ISO 50001 & DIN 16247-1 certified).
The planning must be carried out at least in accordance with the generally recognized rules of technology and must also include economic and energy management aspects as well as sustainability criteria (GEG 2024). By submitting the application for participation, the applicants declare that they are able to provide the services within the specified period. The special requirements of "renovation in existing buildings" for the provision of services may make it necessary to be available for coordination meetings on site / in Munich frequently / at short notice at the request of the client.
