Description

Kasseler Verkehrs- und Versorgungs-GmbH (KVV) is a corporate holding company of the city of Kassel in which the city consolidated its utility companies in 1987.KVV plans to build a new administrative center at its Königstor 3-13 site in Kassel. Plans call for the revitalization and new construction of KVV as well as the optional construction of rental space. The expected total contract volume is over 60 million euros for the KVV and 30 million euros for the rental space (KG 200 - 500).The project is still in the competition phase. The first implementations to the basic decision of KVV and organizational issues are currently on the agenda. As part of the project development, KVV completed the needs assessment including the inventory analysis in December 2020. The subsequent RPW process was successfully concluded in June 2022 with two second prize winners. The continuation of the project planning and project management with BIM management as well as organizational issues are currently on the agenda. The KVV is continuing the procurement phase with the award of the project management services in question, including basic BIM services. Further procedures are to be subsequently accompanied by the project controller (incl. preparation of the award documents) and carried out as the awarding authority.For the planned project, the KVV intends to conclude a framework agreement with a qualified project control company.
The project control services to be provided in the project "Location Development Königstor" comprise in particular the following services:- Project control of the overall project with its individual sub-projects etc., in particular with services in accordance with the AHO Booklet No. 9 "Project Management in the Construction and Real Estate Industry", as of 03/2020 as well as urban development services (urban land use planning) and basic services Building Information Modeling (BIM) - Management.- Project management of the tendering procedures (including preparation of the tender documents). Monitoring of award procedures, in particular planning services:- Management and implementation of award procedures in coordination with the client and the external lawyers as outsourced awarding authority,- Preparation of the award documents including the performance specifications for the specialist planner, expert and expert awards.- Monitoring of award procedures, in particular construction services:- Management and implementation of award procedures in coordination with the client and the external lawyers as outsourced awarding authority,- Preparation of the award documents for the construction awards,- Alternatively in the case of GU/TU awards: Preparation of the award documents including the Functional Description of Services.In addition, the KVV may require the selected project control company to provide services in particular in the following areas:- Other project control and project management services:- for example, quality management (technical economic consulting),- change management,- Special Building Information Modeling (BIM) services - management in accordance with the Client Information Requirements (AIA) and the BIM use cases,- support in planning services, particularly in sub-areas of specialized planning.The above list of services is not exhaustive. The KVV can commission the project control company with additional services.
