View Changes DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKING TO LEASE SPACE
The VA is conducting market research/seeking capable sources from bondable and experienced firms that are classified and registered in www.vip.vetbiz.gov as either Service-Disabled Veteran-Owned Small Businesses (SDVOSB) or Veteran-Owned Small Businesses (VOSB). The NAICS Code is 531190 Lessors of Other Real Estate Property, and the small business size standard is $30.0 million. Responses to this notice will assist the VA in determining if the acquisition should be set-aside for competition restricted to SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127. Although this notice focuses on SDVOSB and VOSB, we encourage ALL small businesses and other interested parties to respond for market research purposes.
The Department of Veterans Affairs (VA); Central Texas VA Healthcare System is proposing to lease a minimum of 5,189 to maximum of 5,448 rentable square feet (RSF) of medical space for a Vet Center in Abilene, Texas. The space shall be located in a quality building, constructed of sound and substantial construction, and shall be in compliance with Federal Laws & Regulations governing federal leases, building & fire codes, and the American with Disabilities Act (ADA). In addition, the space offered must be either new, new construction, modernized building, or one that has undergone restoration or rehabilitation for the intended use. All design and construction shall meet the most current VA Standards. Lease should be full service. On-site parking for 20 vehicles is required. The term should be 20 years, (5) years firm with a (15) year soft term.
To be considered, space must be within Abilene, Texas and bordering a delineated area as follows:
North – I-20
South – FM 707
East – Loop 322 and FM 1750
West – Arnold Blvd thru Dub Wright Blvd by Dyess AFB and FM 89
Offerors must provide evidence that properties are outside the 100-year flood plain.

Interested offerors should include the following information:

• Rentable Square feet available and rate per rentable square feet (rate must be inclusive of all utilities and services)
• Contact information of Owner or Authorized Agent
Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
The Government is limited by law (40 USC 278a) to pay no more than the appraised fair rental value for space.
RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
