WadK_New construction of residential complex at the Kaltenmühle - partition walls basement compartments: 408m partition wall system, 106 doors, light switches and sockets MEASUREMENTAL CONSTRUCTION DESCRIPTION:The housing construction and redevelopment company of the city of Rosenheim GRWS will build 6 apartment buildings with barrier-free rental apartments and two underground garages at the Miesbacher Straße/Happinger Straße in Rosenheim in the new residential quarter 'An der Kaltenmühle'.In the urban mixed-use area MU 4, 5 apartment buildings are grouped around an inner courtyard, under which the common underground garage is located; MU 5 with house 1 is diagonally opposite on the other side of the access road with its own underground garage.The apartments in houses 4 and 2, which are heavily affected by traffic noise, are accessed by arcades. Houses 6, 8, and 10 are organized as two- and three-story buildings and are well structured by three-story connecting buildings set back from each other. House 1, together with the existing, organically shaped BürgerhausHapping, represents the prelude to the new residential quarter. The architectural language is less strict due to the neighborhood of the Bürgerhaus and the trapezoidal layout of the site. House 1 contains privately financed apartments with 2, 3, 4 and 5 rooms of different sizes. The top floor is set back by 2 meters, so the apartments on the top floor have accessible roof terraces. 106 new apartments of various sizes are being built as 1-, 2-, 3-, 4- and 5-room apartments with between 39 m² and 134 m² of living space.Houses 4, 6 and 8 contain 63 EOF-subsidized apartments, the sizes of which comply with the subsidy guidelines.Houses 2, 10 and 1 contain 43 privately financed apartments.The buildings are planned as 4-story solid structures with green flat roofs and will have a full basement.A total of 98 parking spaces will be created in the underground garages for the tenants of the apartments. The underground garages provide barrier-free access to all apartments via the locks and staircases. 250 bicycle parking spaces can be accessed via the underground garages.
