Existing building
The two-storey, 1,200 m² day care center in Hamburg's Steilshoop district was built in 1992 as a solid construction with a brick façade. In 2002, the escape and rescue routes were supplemented by two spiral steel staircases on the south side. In 2006, there were already defects in the brick slip system on the south façade, which made it necessary to renovate the south façade with an ETICS system. In 2018, further defects were discovered in the façade on the north, east and west sides, which led to the affected façades being walled in to eliminate the risk of falling brick slips.

Current planning
As it is proving very difficult to repair the façade during ongoing operations, planning has been postponed until the end of the lease with the kindergarten operator. Preliminary planning was already carried out in 2022 and several alternatives were examined. In the end, it was decided to limit the project to an energy-efficient refurbishment of the building envelope and some technical systems. (Energy consultation is in progress.)

In summary, the following measures are planned:

? the façade will be completely renovated and newly insulated.
Windows and exterior doors will be replaced.
The existing cold roof will be insulated and sealed.
? the roof will be checked technically and economically for suitability for a photovoltaic system and, if necessary, supplemented and prepared.
? the heating system will be supplemented by a heat pump.
? the underfloor heating control system will be renewed.

The building will be made barrier-free. A new elevator is planned for this purpose. The other technical installations - sanitary and electrical - will be adapted to the requirements of a day care center.

There are currently no plans to modernize or renovate the interior.
