Description
1.The subject of the proceedings is the construction of a complex of 5 multi-family residential buildings for rent located in Leszno, Jana Długosza Street, on the plot of land No. 1/50 sheet 36 and 3/3 sheet 38. 2.The contract will be financed in accordance with the provisions of the Loan Agreement with Bank Gospodarstwa Krajowego, based on the Act of October 26, 1995 on social forms of housing development (Journal of Laws of 2023, item 790, as amended) and the Ordinance of the Council of Ministers of October 20, 2015 on the conditions and procedures for repayable financing under the implementation by the Bank Gospodarstwa Krajowego of the government housing support program and the minimum requirements for housing units developed with the participation of this financing (Journal of Laws of 2021, item 766). The loan agreement with Bank Gospodarstwa Krajowego was concluded on 28.09.2023.
1.The subject matter of the proceedings is the construction of a complex of 5 multi-family residential buildings for rent located in Leszno, Jana Długosza Street, on the plot of land No. 1/50 sheet 36 and 3/3 sheet 38. 2.The subject matter of the order includes the construction of a complex of five (5) multi-family residential buildings with one staircase, i.e.: building No. 1 - 20 apartments (5-story building) - TYPE 5,building No. 2 - 20 apartments (5-story building) - TYPE 5, building No. 3 - 20 apartments (5-story building) - TYPE 5, building No. 4 - 16 apartments (5-story building) - TYPE 1, building No. 6 - 24 apartments (5-story building) - TYPE 8. 3.The buildings will be located in Leszno, Jana Długosza Street, on the plot of land No. 1/50 sheet 36 and 3/3 sheet 38. The investment in question includes the construction of five 5-storey buildings with full basement - 4 overground storeys and 1 underground storey, together with the development of the land around the buildings and the necessary technical infrastructure and small architecture. The total net area of the buildings is: 6 698,43 m2. 4.For the implementation of the task in question, the Mayor of the City of Leszno issued a decision on construction permit No. 348/2021 on 5.10.2021 and a decision to amend the construction permit on 24.10.2022. 5.The eastern part of the Project area is subject to a local land use plan (Resolution No. VIII/72/2003 of the Leszno City Council dated April 29, 2003 on: adopting a local land use plan in the area of Al. Konstytucji 3 Maja and Kąkolewska and Osiecka Streets in Leszno available at: http://bip.leszno.pl/contents/content/112/504).6. The detailed scope of works and the manner of their execution is described in the land development design, architectural and construction design, detailed designs of individual trades, bills of quantities for works and technical specifications for execution and acceptance of construction works. The aforementioned documents are appendices to this SWZ and are posted along with it on the website of the conducted proceedings.7. Detailed terms and conditions of settlement and acceptance of works are specified in the draft agreement, which constitutes Appendix No. 13 to the SWZ. 8.The Employer informs that the scope of the subject matter of this contract includes works related to the removal of uncontrolled embankments, which are included in the work schedule of the land development industry PZT. The Contractor should include the above in the lump sum price. At the same time, the Contracting Authority attaches geotechnical studies to the SWZ. 9.The Contracting Authority requires submission of a bid after the Contractor has conducted a site visit on the terms described in Chapter 3 of the SWZ Description of the subject matter of the contract. 10.The Contracting Authority does not reserve the obligation of personal performance of key tasks by the Contractor.11.In accordance with Article 95 of the PPL Act, the Contracting Authority requires employment by the Contractor or Subcontractor on the basis of an employment relationship within the meaning of the provisions of Article 22 §1 of the Act of 26 June 1974. - Labor Code persons performing the following activities in the scope of contract execution: preparatory works, earthworks, reinforcement,general construction, finishing, installation, related to the execution of paved surfaces, to the execution of small architecture, to the execution of greenery. 12.The Contractor is obliged to execute the subject order within 15 months, counting from the date of handing over the construction site.13.The Ordering Party stipulates that by the term of the contract referred to in paragraph 12 above, the Ordering Party understands the execution of the entire construction work together with obtaining a decision on permission for use of the complex of 5 buildings included in the subject Investment. 14.Within 7 calendar days from the date of signing the contract, the Contractor shall be obliged to submit to the Contracting Authority, for approval, a detailed schedule of works (material and financial), approved by the Contract Engineer, according to the principles specified in the draft contract (Appendix No. 13 to the SWZ).
