The Federal Agency for Real Estate Tasks (BImA) supports the housing offensive of the Federal Government for the creation of additional, affordable housing to relieve the local markets.Within the framework of a negotiated procedure with partial tendering (EU-wide), the Federal Agency for Real Estate Tasks awards the planning and construction services for the new construction of 11 multi-family residential buildings in modular construction in the housing estate "Düppel" in Berlin Steglitz-Zehlendorf.
Initial situation:The Bundesanstalt für Immobilienaufgaben (BImA) supports the housing offensive of the Federal Government for the creation of additional, affordable housing to relieve the local markets.11 multi-family residential buildings with approx. 170 units in modular and serial construction are to be built by a total contractor on the following plots of land in the Düppel district in addition to an existing housing estate. A preliminary building permit dated 09.06.2021 and the file number 1100-2021-163-BWA 121 is available. The plots are located in the area of the following named plots and streets:Building 2.2 and 2.3:Gemarkung: Düppel; Flur: 2; Flurstück: 585; Baufeld 2, zwischen den Straßen Charles-H.-King-Straße, Lindenthaler Allee, Lissabonallee, Edwin-C.-Diltz-Straße,--Buildings 3.1, 3.2, 3.3, 3.4, 3.5, 3.6:Gemarkung: Düppel; Flur: 2; Flurstück: 584; Baufeld 3, between the streets Charles-H.-King-Straße, Edwin-C.Diltz-Straße, Lissabonallee--Buildings 5.1, 5.2, 5.3:Gemarkung: Düppel; Flur: 2; Flurstücke: 90 and 91; Baufeld 5, between the streets Lissabonallee and Am Rohrgarten--The multi-family residential buildings are to be planned and constructed taking into account the explanations in the present "Vorbescheid" in accordance with the Building Code for Berlin and on the basis of a functional performance specification (FLB). The project is to be awarded to a total contractor and realized by the end of 2026. The housing project shall be referred to as "Düppel".--.Scope of services:The subject of this tender is all necessary planning, consulting and construction services required for the complete construction of functional and serviceable structures in compliance with the current public-law provisions and the generally recognized rules of technology according to the specifications of the functional performance specifications.This includes all planning and object monitoring services of the performance phases 2-8 HOAI according to the specifications of the functional performance specifications and all necessary engineering services - if necessary including. This includes all necessary engineering services - if required, including obtaining the necessary expert opinions - and the preparation of all necessary verifications, the planning and execution of the necessary demolition work, all necessary foundation and civil engineering work, including planning, the structural work and finishing work, the planning and construction of outdoor facilities, all development and road construction services, including planning, as well as all other services necessary to achieve the success of the work and to comply with the legal regulations.
