The subject of this award procedure is the commissioning of the planning and construction of two residential buildings with a total of 199 residential units on the site of the UKB as general contractor.The scope of services of the project includes planning services required for the construction of the turnkey building. The subject matter of the contract includes all services for the construction of the ready-to-use buildings.

A third building is envisaged in the future plans of the UKB. The new construction of apartments serves to supplement or increase the existing housing supply and to replace dormitory buildings that cannot be refurbished. The main target group is employees and trainees in the care sector. As a maximum care hospital, the UKB is dependent on nursing staff.2. object of the project2.1 terms of reference - subject of the invitation to tenderThe contractor (CO), as general contractor (GÜ), has the task of execution planning, turnkey production and operational handover of the two planned residential buildings. The required scope of services is described and specified in more detail in a functional performance specification (FPC). This FLB is available for the bidding procedure, following the tendering competition.2.2 Building descriptionThe two buildings, which are almost identical in terms of structure and architectural design, each contain 96 (House 1) and 103 (House 2) residential modules as well as ground-floor communal areas in each building. The residential modules are accessed through a central core and via a central corridor. All apartments are barrier-free in accordance with DIN 18040-2.2 The buildings each have a single-storey basement, with technical and ancillary areas as well as bicycle parking spaces in the basements.2.4 Characteristic values- House 1o storey: 7 above-ground, 1 underground storeyo number of residential modules: 96 pcs.o GFA: 4,527.69 m²o BRIRS: 14,603.98 m³- House 2o storey: 7 above-ground, 1 underground storeyo number of residential modules: 103 pcs.o GFARS: 4,747.68 m²o BRIRS: 15,271.23 m³The services to be awarded include all services required for the turnkey, ready-to-occupy and ready-to-operate construction of the two buildings. This also includes the permanently installed furnishings, as well as the earthworks and structural work and the entire site installation. Furthermore, the scope of services also includes the further necessary planning and responsible overall coordination and control of the execution phase (after the building permit has been granted). The UKB has commissioned object planning up to and including approval planning and the preparation of master details, including the associated specialist planning, and has applied to the City of Bonn for planning permission, with the exception of the construction and planning services for the outdoor facilities, for which a separate award is planned. The same applies to the services for the public / non-public development. The performance limit ends behind the technical installations (e.g. pipelines) and building structures (e.g. drainage channels) extending up to 1m out of the building - thus, for example, the construction of the excavation pit, backfilling of the working spaces, laying of the basic lines, etc. are included in the tendered performance target.On the part of the City of Bonn, there is a positive preliminary decision on the building project. The planning of the work phases 1 to 4 has been carried out, the building application was submitted to the City of Bonn at the beginning of December 2021.The structural planning carried out so far does not include the approval statics. This is to be prepared by the contractor in the course of his planning services and on the basis of the special features of the structural system used by him and submitted to the City of Bonn before the start of construction.Exemplary excerpts of the building planning are enclosed with the documents of the tender competition. In the course of the subsequent bidding procedure, all documents relating to the design and approval planning will be made available to the bidders.
