Description

The purpose of this contract for project management + OPC is to carry out a new "RE 2025" certified NF Habitat HQE circular economy programme, comprising approximately 25 housing units divided into 2 buildings. The program will be located at 25 rue Schulmeister 67100 Strasbourg and will replace the existing tower in the framework of the NPNRU.
Description of the operation :The project site is located at 25 Rue Schulmeister 67100 Strasbourg. The land will be subject to a modification of the plot of land. The future plot will have an area of 2126 m² (42.37 x 50.20 m). The projected floor area is 1980 m². Type of construction: collectiveNumber of buildings: 2 (1 building type R + 3 + A and 1 building type R + 2 + A)Typology: T2 ~ 32%T3 ~ 40%T4 ~ 20%T5 ~ 8% SHAB desired: - 47 m² for T2- 67 m² for T3- 86 m² for T4- 95 m² for T5Each housing will benefit from:- a balcony or a terrace,- for the housing in the ground floor of a private garden,- a cellar,- provide a local bikes, garbage and household with EC, EF and WC on the ground floor,- underground parking. General characteristics of the project: - Two buildings of type R+3+A and R+2+A around a break of construction and a full ground garden. - Underground parking with access from the new road on the south-west side of the plot, to be studied with regard to the existing hollows and excavations. - Construction method: preference for the use of bio-sourced or recycled materials. - Private outdoor spaces of about 10 m² per dwelling, 1 cellar per dwelling - Infiltration of all rainfall of service levels N1, N2, N3 and N4. Disconnection of the networks. - Connection to the OPHEA heating network to be studied. - The project will combine solutions favourable to the environment and respect for biodiversity. - Application of circular economy concepts. Reuse of materials from the deconstruction of the current tower at 25 rue Schulmeister 67100 Strasbourg to be defined. Analysis of the life cycle of the construction materials for a minimized carbon footprint. - The candidate team will include a landscape designer and will have to justify its skills in stormwater management and urban drainage, as well as in circular economy (Reuse, Life Cycle Analysis, NF Habitat HQE certification, circular economy profile, etc.). - The project will be developed in BIM level 2 mode.Environmental objectives:The project will have to be part of a sustainable development approach:- NF HABITAT HQE circular economy profile certification. - Performance exceeding the RE2020 by meeting the thresholds required for a building permit application from 2025. - Compliance with the Eurometropole's PCAET and the regulations in force. - Measures favourable to biodiversity and the preservation of the natural environment.
