Description

The site of the Spreepark with a total area of approx. 23.1 ha is located at Kiehnwerderallee 1 - 3, 12437 Berlin and was taken over by Grün Berlin GmbH in 2016 for management and project development. The Spreepark lies almost directly on the Spree and is completely surrounded by the Plänterwald nature reserve. With the exception of guided tours, the Spreepark is not open to the public and is secured by a fence. The Spreepark can only be reached by motor vehicles via the Dammweg and the Kiehnwerderallee. The Spreepark is completely surrounded by the Plänterwald landscape conservation area and is therefore subject to special licensing requirements. As the Spreepark is located outside in accordance with §35 BauGB, a development plan is required for the creation of planning security and for sustainable urban development. The existing preliminary draft of the development plan 9-7 "Spreepark" (status 03/2015) is currently being continued. The biotope types of the Spreepark are characterised to varying degrees by the previous use of the area as a leisure park and the subsequent abandonment of use. Used and vacant, partly dilapidated buildings, rides and relics thereof such as rails of a park railway, the Ferris wheel, artificial bodies of water and "mountains", paths, roads, open areas mostly covered by rudder vegetation alternate with tree-covered, parkwalf-like areas. after Grün Berlin GmbH took over the Spreeparks for management and project development, security and cleaning services were initially provided, and services were or are being provided in parallel with the inventory. This includes surveying the entire site, mapping biotope types, including fauna and flora, and drawing up a tree register. A comprehensive soil expertise for the Spreepark is not available. An interdisciplinary working group led by the landscape architecture firm Latz + Partner drew up a framework plan with a utilisation concept by May 2018. This essentially provides for use as a park with a focus on art, culture and nature. An important component of the master plan is a spatial and structural zoning of the implementation phases. For further planning, a landscape architecture office is to be found in 2019 by means of a VgV negotiation procedure following a public competition for participation. in the course of further planning, a competent contact and technical support for various services in environmental and nature conservation law and technical matters, which go beyond the services of classical landscape planning and environmental construction support, is to be found permanently for the next few years. details of the tendered services can be found in the functional description of services, which is made available to applicants online for information purposes, see under I.3.
