This project will involve the creation of 3,100 new homes, and industrial and commercial development of 73 hectares (180 acres). There are constuction and energy opportunities across a wider 250 hectare (618 acre) strategic site which includes permission for a new 650MW power station.

This is a major regeneration and infrastructure project, which will generate in excess of 6,000 new jobs once complete and the creation of the new Unity Town centre, a transport interchange, school and community uses.

Project background

The site covers approximately 250 hectares of land and lies at the north-eastern gateway into Doncaster, between the settlements of Dunscroft, Dunsville, Hatfield and Stainforth, surrounding Hatfield Colliery. The project location is strategically situated off junction 5 of the M18 motorway, with attractive logistical opportunities.

The site is situated 35 kilometres (22 miles) from Sheffield, 69 kilometres (43 miles) from York, 53 kilometres (33 miles) from Leeds, 98 kilometres (61 miles) from Manchester and 274 kilometres (170 miles) from London. Robin Hood Airport is within easy reach and the site itself has direct rail links to a number of destinations such as Sheffield, Scunthorpe, Grimsby, Rotherham and Meadowhall. A new link road will give direct access from junction 5 of the M18.

This project has the potential to be one of the most advanced carbon capture and storage facilities in Europe, with associated education and research facilities.

About the project

Covering an area of around 250 hectares the Unity scheme occupies a strategic location on the eastern section of the M18/M180 motorway corridor bound by the Stainforth and Keadby Canal to the north, by the settlement boundary of Stainforth to the west and by the settlement boundaries of Dunscroft and Hatfield to the south.

This major regeneration and infrastructure project will create 3,100 new homes with the new Unity Town centre, a transport interchange, school and community uses.

In addition, the provision of 73 hectares of commercial space for manufacturing uses, 6,000 new jobs, a new 650MW power station (planning permission granted) and a materials recycling facility.

Promoters and partnerships

The project promoter is Waystone Hargreaves Land LLP, which is a joint venture between Waystone and Hargreaves Land. Hargreaves expertise is in property and land, with construction and development being delivered by Waystone. The joint venture board will consider any proposals and has the mandate to act swiftly.

Doncaster Metropolitan Borough Council is the local authority that administers planning applications for the Unity project. The project is located within the Sheffield City Region Local Enterprise Partnerships area, which also sits within the Northern Powerhouse.
