Muse Developments and Stockport Council are seeking investors that can provide development funding for Phases 4 to 8 of the Stockport Exchange development.

Phases 4 through 8 will provide a further 27,000 square metres (290,000 square feet) of commercial floor space. Up to 100 million GBP is required.

Project background

Stockport Exchange is an emerging commercially led, mixed use destination that combines high quality office space with retail and leisure facilities and car parking. It is located in Stockport town centre and adjacent to Stockport Railway Station on the West Coast Mainline (3 trains per hour take less than 2 hours to reach London Euston and only 8 minutes to Manchester). The scheme is 5 minutes from the M60 motorway and 20 minutes from Manchester Airport.

The scheme has been master-planned to create a thriving commercial business district set around new public space and amenities. Phase 1 of the project was the development of a new 1,000 space multi storey car park which was completed in early 2014. Phase 2 was completed in late 2016 and included new public realm, a Grade A office building of 4,000 square metres (43,000 square feet) which was fully let within 6 months of completion and a 115 bed Holiday Inn Express.

Construction is currently underway on Phase 3, comprising of 5,700 sq metre (61,000 sq feet) Grade A office building, which is programmed to complete February 2020. MUSE is currently progressing letting of two floors within Phase Three to a major international blue chip firm.

About the project

Enjoying an unrivalled position opposite the mainline train station, Stockport Exchange is a 37,000 sq metre (398,000 sq feet) mixed use commercial office and hotel scheme. It enjoys new public realm, and excellent retail and leisure facilities over 8 distinct phases.

The ambitious and expansive Stockport Exchange scheme began in 2014 with the opening of a 1,000-space multi-storey car park let to NCP. 2016 saw the completion of Phase Two: a 115-bed Holiday Inn Express and 1 Stockport Exchange – 4,000 sq metre (43,000 sq feet) of Grade A office building. The award-winning Stockport Exchange is now home to tenants such as Stagecoach, musicMagpie, Holiday Inn Express, Sainsbury’s and Cafelito.

2018 built upon this momentum with construction of Phase 3 commencing and lettings already progressed with a major international blue-chip firm, in advance of its completion in February 2020.

Stockport is ideally situated between Manchester, the commercial heart of the North West, and the idyllic Cheshire countryside. Its prime location, thriving business community, excellent transport links and high-quality education facilities make it an extremely desirable place to live and work. Businesses locating in the town centre have access to a population of over 2 million within a 30-minute catchment.

Promoters and partnerships

The existing partners are Muse Developments (part of the Morgan Sindall Group) and Stockport Council.

The strength of the Council’s partnership with Muse was recognised by the North West property industry in 2017 when it was awarded ‘Public/Private Partnership of the Year’ at Insider’s North West Property Awards. The scheme was also shortlisted for a number of awards including the RICS 2018 Awards for best Commercial scheme and best Regeneration scheme, as well as the 2019 Insider North West Regeneration Project of the Year.

Stockport Council is the local authority who administers planning applications within the area. The project is located within the MIDAS Local Enterprise Partnership (LEP) region and forms part of the Northern Powerhouse.
