Project background

Located within the stunning natural landscape of the Kirkstall Valley along the banks of the River Aire, this contemporary 21st century village creates the highest quality spaces for a new generation to live, work and explore.

Providing a new dedicated railway station, linking the site to Leeds City Centre in just 6 minutes, to Bradford in 15 minutes and Manchester in around 1 hour 10 minutes, Kirkstall Forge is a vibrant mixed-use community with exemplary sustainable public transport links. Infrastructure, including main road access, is now on site, with the river bridge crossing complete.

The first phase of commercial development, a 10,220 square metre (110,000 square feet) Grade A flagship office development, was completed in 2017. Providing headquarters as well as studios for small to medium sized companies, 96 percent of the space was let within a year. It was awarded the UK’s best commercial workplace by the British Council of Offices (BCO) and named the healthiest place to work by Property Week.

The next 20,000 square metres (215,000 square feet) of office is in planning with the aim of starting on site in 2020. Two prototype homes have been delivered on site. Further phases of build to rent apartments and market led family housing are planned alongside retail and leisure spaces.

With sustainable travel choices, fantastic new amenities and a stunning riverside location, Kirkstall Forge will undoubtedly be one of the most sought-after destinations in the north for both businesses and residents. The station links the site directly to Leeds City Centre in just minutes and offers hundreds of free car parking spaces and fully accessible platforms with lifts, as well as staircases.

The developer, CEG has offices in London, Leeds, Birmingham and Cornwall, with a strong track record in property development and investment since 1989. The decision process to consider investment proposals for Kirkstall Forge is made at board level.

Leeds City Council is the local authority that administers planning applications within the Kirkstall area. The project is located within the West Yorkshire Combined Authority and Leeds City Region Local Enterprise Partnership (LEP) and also forms part of the Northern Powerhouse.
