Opportunity Jade Business Park

Jade Business Park is an opportunity to participate in the development of a serviced, commercial 20 hectare (49 acre) Enterprise Zone for office, large scale manufacturing and distribution with excellent market access in the north-east of England.

Phase 1 is already underway with investment secured to deliver infrastructure works on the first 5-hectares of the site. Due for completion in summer 2020 with the first engineering occupier secured, there is opportunity to attract further occupiers.

Phase 2 presents an opportunity for direct participation or investment in serviced industrial, commercial or logistics development linked to regional manufacturing within the North East UK market. Open to a number of investment opportunities with a project funding requirement of up to 100 million GBP. This could take the form of debt and equity, co investment or forward funding.

Project background

Jade Business Park is located less than a minute from the A19 immediately south of Murton, County Durham giving excellent access to Tees Valley, Sunderland, Durham, Port of Seaham and Newcastle upon Tyne. Jade Business Park enhances the A19 strategic investment corridor and resides only 11 miles (18 kilometres) south of the Nissan manufacturing plant (NMUK Sunderland); it is ideally suited for businesses in automotive manufacturing and supply chain sectors.

This fully serviced, engineered and levelled 20 hectare (49 acre) site has the potential to deliver over 2,200 jobs and over 51,000 square metres (549,000 square feet) of commercial floorspace. With the first phase of site infrastructure completed to include a service road link directly to the A19 dual carriageway, the site is investment ready. Preliminary works are underway to increase the capacity of the A19/A182 junctions serving Jade Business Park allowing for future growth.

About the project

The site is fully serviced, engineered and level, with first phase infrastructure complete.

A new service road links directly to the A19 dual carriageway. To allow for future growth, preliminary work is underway to increase the capacity of the A19 and A182 junctions that serve Jade Business Park. Phase 1 construction will be completed by June 2020 to include seven logistics or manufacturing units.

Key points are as follows:

  • Fully cleared and serviced 20 hectare (49 acre) site in single ownership.
  • Up to 5 years free business rates for new businesses.
  • Close to the A19 investment corridor. A19 junction improvements and an additional crossing adjacent to the site is scheduled to begin in winter 2020.
  • Phase 1 providing 14,000 square metres (155,000 square feet) of B1, B2 and B8 use.
  • Phase 2 has capacity for serviced plots of different sizes up to 37,000 square metres (400,000 square feet) with outline planning expected in summer 2020.

Promoters and partnerships

Business Durham and Highbridge Properties are the project promoters.

Highbridge Properties have a strong track record in delivering similar sized employment site projects and acting as lead developer. They have an option on the site to purchase land at market rates for the purpose of development.

Durham County Council is the local authority and has responsibility for planning applications.

The project is located within the North East Local Enterprise Partnership region and forms part of wider The Northern Powerhouse.
