Project background

Derby is home to the global headquarters of Rolls-Royce, Toyota Manufacturing UK and the world’s largest rail tech cluster including Bombardier.

The city sits at the heart of the UK transport networks and is a top UK city for start-ups, hi-tech business and economic performance. Salaries in Derby are the highest in the UK outside of the South East.

The University of Derby is an ambitious institution, ranked in the top 20 UK universities by the Times and Sunday Times Good University Guide. The university plans to transform its presence in the city by investing in the construction of new teaching facilities, offices and accommodation on the edge of the historic Cathedral Quarter.

There is a direct rail link from Derby to London St Pancras which takes less than 90 minutes.

Birmingham International Airport and East Midlands Airport, the second largest freight handling airport in the UK, are within easy reach of Derby.

The Heart of the City scheme, based in and around Derby’s award-winning, historic Cathedral Quarter, is the linchpin of a dramatic rejuvenation of Derby’s city centre.

About the project

St James Securities are working with Derby City Council to bring forward a comprehensive development for the regeneration of the Becket Well area of Derby city centre.

Key elements of the scheme include:

  • approximately 244 residential units in the first phase of the development, with more to follow

  • up to 25,000 square metres (269,000 square feet) of business space catering for all markets, from start-up to established corporate occupiers

  • a new feature building to frame the public square

  • commercial, leisure and scope for a performance venue

Promoters and partnerships

Derby City Council is the project promoter.

They are partnering with St James Securities, an owner managed commercial property development company with expertise in urban regeneration schemes.

The council is also working with Marketing Derby and the private sector through the Derby Renaissance Board, which is made up of business leaders in the city.
