The UK government identifies Clean Growth – growing our national income while cutting greenhouse gas emissions – as a key priority for the country.

Gravity will be a purpose-built smart campus focused on Clean Growth, appealing to the new low carbon economy of businesses and workforce, providing an attractive work environment in an area with outstanding natural assets.

Gravity is positioned between Bristol, which is aspiring to be the UK’s Green Capital, and Exeter, which is working towards becoming a Zero Carbon city. Together, they are on track to become the catalyst for the Clean Growth economy in the south west of England.

Investment is already underway on transport links and outline planning permission is in place. Due to its proximity to four universities, tenants can benefit from a strong supply of skilled labour.

Project description

This 635 acre (257 hectare) site, one of the largest development-ready sites in the UK, is located immediately adjacent to junction 23 of the M5 between Bristol and Exeter in south west England. It is close to both Bristol and Exeter airports, and the Port of Bristol at Avonmouth. It also has its own railhead and will connect into both the passenger and freight services operating between Bristol and Exeter.

There is already considerable interest in Gravity, with substantial development space under negotiation. The site is a designated Enterprise Zone across the whole 635 acres, providing 4,000 job opportunities and contributing around 500 million GBP to the local economy. Business sectors are envisaged as follows:

  • low carbon energy production
  • advanced manufacturing
  • AI and robotics
  • electric vehicles
  • data centres
  • creative industries.

Its flat site means that construction and development will be fast, and the planning consents in place mean there are no natural barriers for your planned development.

Gravity has partnered with E.ON to deliver the UKs first Ectogrid in the UK on the Gravity site.


The promoter is This is Gravity Ltd, a subsidiary of the Salamanca Group. Gravity is being supported by low carbon energy production partner E.ON, digital partner Siemens and national consultancies Stantec (transport), LDA (master planning), JLL (commercial agent), and Turner Townshend (cost consultants).


Gravity is also working with the support of the local authorities. These are Sedgemoor District Council and Somerset County Council, the Heart of the South West Local Economic Partnership. Additionally, they are working alongside the UK government in the form of Department for International Trade and BEIS.


The project is being overseen and delivered by the Gravity Board of Directors which includes Lord David Triesman and Lord Des Browne.
