Integra 61 (Durham) Ltd, part of Citrus Durham, is the owner and developer behind this flagship 3 million square feet employment-led mixed use scheme, of which 1 million square feet remains to be developed. 2 million square feet were recently completed for Amazon and pre-sold to Tritax Big Box Reit. The remaining space will have an end investment value of around £135 million. Project background

Citrus Durham has been working closely with all stakeholders including Durham County Council to unlock the full potential of this strategic site since it was acquired in 2014.

With direct frontage onto the A688 and opposite Durham Services, Integra 61 sits 4 miles away from the world-renowned university city of Durham. Durham hosts a population of over 40,000 and with over 740,000 people living within 30 minutes drive-time, Integra 61 offers occupiers access to an excellent local labour pool.

A £5.5 million improvement scheme at Junction 61 has just been completed including widening of the A688 to a dual carriageway to significantly improve access to Integra 61.

Following an investment to-date of over £20 million by Citrus Durham, the site is now fully serviced and shovel-ready for occupiers.

The 205 acre site has the potential to create some 4,000 new jobs. The newly completed Amazon building, which at 2 million square feet is their second largest in the UK, will generate in excess of 1,000 jobs alone. Amazon looked at over 60 sites across the UK before selecting Integra 61.

The pioneering development comprises a highly sustainable mix of uses including; 3 million square feet of industrial and logistics accommodation, circa 300 new homes and 50,000 square feet of roadside opportunities including a family pub/restaurant, hotel, drive-thru’s, trade counter units, car showrooms, a care home and a nursery.

Following the deal with Amazon, Integra 61 can accommodate an additional 1 million square feet of employment space, with up to 600,000 square feet in a single unit. A new drive-thru unit is now being constructed for Costa Coffee for occupation by December 2020 and the first houses in the initial phase of 170 units are due for occupation in Autumn 2020.

Consideration is also currently being given to the carrying out of a speculative small unit scheme of c 60,000 square feet.

There is longer term potential to nearly double the size of the scheme by adding a further 2.25 million square feet on adjacent land that can only be accessed via Integra 61.

About the project

After many years in the making and significant investment from Citrus Durham, Integra 61 is now well underway and open for even more business following occupation by Amazon in September 2020. The remainder of the site presents a significant opportunity for an investor to come on board to deliver circa 1 million square feet of prime industrial/logistics space which is already consented and can be commenced within a matter of months now that all the infrastructure works have been completed.

The entire site is owned on a freehold basis by Citrus Durham Ltd and is fully unencumbered.

The remaining 1 million square feet can either be developed speculatively or built-out to suit occupiers’ specific requirements. The project has been fully de-risked by Citrus Durham over the past 7 years, offering investors an exceptional opportunity to obtain immediate traction in the rapidly growing industrial/logistics market.
