Harlow Science Park

With excellent transport connections to London (just 35 minutes away by rail) and London Stansted Airport (20 minutes), Harlow is located at the heart of the UK Innovation Corridor (London-Stansted-Cambridge), an area with a global reputation for excellence in scientific research.

This is an established location with local occupiers that include Public Health England, Pearson, Teva Pharmaceutical Industries. Arrow Electronics and Raytheon are located at the successful Kao Park development adjacent to Harlow Science Park site.

With the 2025 opening of Public Health England’s £400million national science hub and a local labour pool with sci-tech skill base, Harlow’s reputation as a centre for scientific research with supply chain requirements is set to grow.

About the project

The 25 acre (10 hectare) site of the Harlow Science Park is set within the Harlow Enterprise Zone, which offers business rate relief of up to £55,000 per year (for a 5 year period).

The site has masterplan consent permitting buildings up to a total of c.500,000 square feet. It has been divided into 5 development phases which can provide for multiple businesses, creating 2 to 3,000 jobs.

Buildings for Phase 1 are already complete and occupiers include Harlow District Council, the Anglia Ruskin University (providing incubator space for university spin-outs), with further marketing underway and a number of key occupiers secured.

Phase 2 is currently under construction with completion scheduled for February 2021.

The site campus environment provides for modern occupier requirements, including a cafe, gym, nursery, mature landscaped parkland and woodland surroundings, and architect designed energy conscious spaces.

The project promoter and developer is VINCI (UK) Developments, working in a joint venture with the site owners Harlow Council. The development is also supported by the South East Local Enterprise Partnership, the Harlow Enterprise Zone, and Invest Essex.
