Project background

DSA is the heart of Gateway East, a 650 hectare (1,600 acre) site with over 46,000 square metres (495,000 square feet) of existing floorspace, with enough land for a further 511,000 square metres (5.5 million square feet) of commercial floor space.

Located in Sheffield City Region (SCR), with direct access from the M18 motorway, DSA is the UK’s newest full service international Airport. It handles 1.4 million passengers per annum, experiencing growth in excess of 75% in passengers over the last five years.

The airport is also experiencing rapid growth in the cargo and logistics market, helped by its central UK location within a national logistics hot spot between the Humber ports and in the motorway network which makes it an ideal location for national and international distribution.

SCR has a young and dynamic workforce with a strong skills base in advanced manufacturing, aviation, aerospace, IT, creative and cultural industries, engineering and logistics.

About the project

Ongoing and future development of Gateway East is planned and consistent with the global ‘Aerotropolis’ model, offering a wide variety of development opportunities. A masterplan is being developed in conjunction with supportive local authority partners for the remaining 420,000 square metres (4.5 million square feet) of commercial space and high grade aerospace facilities together with residential.

Consented phases include: high quality advanced manufacturing premises, logistics facilities, offices and community infrastructure to include 2,000 new homes.

Promoters and partnerships

The project promoter, Peel Ports, which is part of Peel L&P, has a strong track record in property development, land ownership and investment since 1971. Peel is one of the largest property investment companies in the United Kingdom and the decision process to consider investment proposals for DSA is made at a local board level.

Peel L&P has a long-term approach to regeneration and investment in communities. It owns and manages 1.1 million square metres (12 million square feet) of property and over 8,000 hectares of land and water, with significant assets throughout the UK with a total portfolio of 2.6 billion GBP.

Doncaster Council is the local authority responsible for and administers planning applications within the area. The project is identified as a key strategic asset by the Sheffield City Region LEP and is located within the Northern Powerhouse.
