Award of specialist planning services for object planning in accordance with HOAI § 34, technical equipment in accordance with HOAI § 55 and building physics in accordance with Appendix 1 HOAI, Section 1.2.2 for the refurbishment and conversion of a former barracks building in the Ludwigshöhviertel in Darmstadt for the creation of a family center including a neighborhood and mobility center.
The Ludwigshöhviertel is being created on the former military sites of the Cambrai-Fritsch barracks and the Jefferson housing estate in the south of Darmstadt. The new district to the south of the Bessungen district (on Heidelberger Strasse opposite the Lincoln housing estate) is approximately 34 hectares in size and is essentially planned as a residential area for over 3,000 people. The aim is to create a modern new neighborhood for people of all ages and income levels. In addition to 1,400 residential units, an educational campus with an elementary school, a daycare center for children and a family center with a neighborhood and mobility center in the area of the neighborhood carré are planned.The subject of this call for bids is the award of specialist planning services for the renovation of a listed former barracks building at the future neighborhood carré and the conversion of this into a family center including a separate specialist department for educational counseling as well as integrated areas of use for a neighborhood and mobility center.Scope of services:- Object planning of buildings and interiors according to HOAI § 34, LPH 1-8- Technical equipment planning according to HOAI § 55, LPH 1-8- Building physics planning (thermal insulation and energy balancing, building acoustics) according to Appendix 1 HOAI, Section 1.2.2. Building physics, LPH 1-7- Commissioning of LPH 9 by the operator- Basic services of the above-mentioned service phases plus special services, commissioning in stagesThe anticipated construction costs (KG 300 - 400 according to DIN 276:2018-12) of the services to be awarded are estimated at approx. 4.37 million EUR net. Of this, approx. EUR 3.28 million is attributable to KG 300 and EUR 1.09 million to KG 400.The aim is to start planning immediately after the award procedure (vsl. November/ December 2022).
