General planning services (in stages) for the "Wohnen am Stadtpark" project
The awarding authority has in its housing stock a larger residential quarter in the area of Feistkornstraße in Kölleda, which was built between 1989 and 1991. This is an industrially manufactured large panel construction of the housing construction series WBR 85, which was developed, produced and assembled by the former Wohnungsbaukombinat Erfurt.Within the scope of modernisation measures in the last decade of the 20th century, energetic and physical improvements of the building shell (facade, windows, roof) were already carried out. In addition, partial floor plan changes were made to selected apartments, which were generally carried out in connection with new lettings.After the initial modernisation, which was carried out approx. 20-30 years ago, mainly in the 1990s, there is a renewed need to carry out fundamental investments in accordance with the maintenance and modernisation cycles of approx. 30 years (mean value) that are customary in the housing industry. These imply an adaptation of the housing stock in functional, physical and design terms to the current demands for modern and sustainable living with the associated characteristic of long-term rentability.In this context, development trends such as demographic change and the associated requirements for the layout, equipment and accessibility of apartments, the increasing importance of the ecological sustainability of buildings, the increasing individualisation of society, the accelerating digitalisation and a changed demand situation resulting from this are to be taken into account.The services to be commissioned can be summarised on this basis as follows:General planning services (in stages) for the project "Wohnen am Stadtpark". The following general planning services will be commissioned in stages:- Basic services building planning/interior planning (work phases 1 and 2; 3 and 4; 5 to 7 as well as 8 and 9)- Measurement of buildings, dimensional survey, examination of as-built documents, recommendations for the execution of a technical survey, in particular with regard to the examination of pollutants (special services in the service profile for building and interior planning)- Survey of buildings (determine evenness/slopes, roof pitches, create axes), (special services in the service profile building and interior planning)- Preparation of proof of use of subsidies(e)- Supervision of the elimination of defects within the limitation periods (special services in the service profiles building and interior planning, open space planning, technical equipment)- Basic services open space planning (service phases 1 and 2; 3 and 4; 5 to 7 as well as 8 and 9)- Technical equipment (plant groups 1 to 6, each service phases 1 and 2; 2 and 3; 5 to 7 as well as 8 and 9)- Inventory of the technical plants (special service in the service profile technical equipment)- Basic services structural design (service phases 1 and 2; 3 and 4 as well as 5 and 6), engineering control of the execution of the structure as special service- Inventory and review of as-built plans of the existing structure and supporting components (special services in the service profile structural design), engineering control of the execution of the structure as special service (special service in the service profile structural design)
