Fee inquiry for architectural services for work phases 1 to 3 (building design / interiors).
The Rheingau-Taunus-Kreis will carry out a restructuring, general renovation (incl. fire protection renovation) and expansion at the Rheingauschule, Dr. Schramm Str. 1, 65366 Geisenheim, Germany In order to determine the necessary budgetary funds and the required demand, an architectural service for work phases 1 to 3 (building planning / interiors) is required.Description of existing property: The property consists of a total of 5 connected buildings (see also annexes "open space plan" and "aerial view"), as well as the outdoor area with parking lot, schoolyard and fire brigade attack areas.- Building section A (listed building with administration and classrooms, 3-storey plus Part B (classrooms, toilet facilities, recreation rooms, 3-storey + KG, built 1969/70);- Part C ("Pavilion with classrooms and storage, 1-storey, built 1960/61);- Part D ("Pavilion with classrooms and storage, 1-storey, built 1960/61);- Part E with sports hall (classrooms, natural sciences, media centre, cafeteria, toilet facilities and sports halls, built approx. 1971/72); Part E is only partially affected by the planned project: Installation of natural sciences, removal of the media centre. In order to get a picture of the existing building stock within the scope of the future planning, it is necessary that you use the information from existing documents, which can be made available in part, as well as from a survey of the buildings to be carried out by the planning office. For this purpose, several inspections must be carried out - also together with the RTK and possibly other parties involved in the planning - and the result must be recorded in writing with the effect on costs.School-organizational changes: The Rheingau school has a room program (annex room program RGS), which shows an additional requirement of about 1 175 m2 of main floor space (sum of the room sizes without development, corridor/staircase and necessary technical rooms). The best possibilities are worked out together in the course of planning meetings with the architect, school management and RTK. Structural redevelopment requirements: The two building components A-D are largely dilapidated due to age. Particularly pipe systems in the areas of heating, ventilation, sanitary and electrical systems are affected. But also floors and ceilings as well as various interior and exterior doors are used up and no longer correspond to the state of the art. The slate roof (Bt. A) and the flat roof (Bt. B) is partly worn and must be renewed at least in these areas. In some cases, there is a slight risk of accidents due to dilapidated building components in the building, where removal is always tackled, but sustainability can no longer be achieved through repairs. Far more than 3 trades are each almost completely affected. In 2010, a fire protection inspection already took place, which also revealed defects for both buildings. A few deficiencies (e.g. 2nd structural escape route from the assembly hall) have already been eliminated in the course of a small fire protection renovation. Other deficiencies can only be sensibly eliminated in synergy with a general renovation. For example, pipe areas and their routes (pathways/penetrations, etc.) are always affected by this. But also in the renewal of doors, suspended ceilings, floors, etc., synergies are created, as these have to be replaced due to age and partly also from a fire protection point of view. Thereby, objects are not only exchanged 1 to 1 refurbished.
