Description

By the department of real estate management new building of the city of Erkrath and by the office 23 for building construction and civil engineering of the district Mettmann, the educational location "Campus Sandheide" is planned in the district Hochdahl, Erkrath on the former school area of the burnt down elementary school Sandheide. The educational site consists of a three-grade elementary school (two buildings GS 1, GS 2), a community center (GH), a special school (two buildings FZ 1 and FZ 2), a two-sport gymnasium with a small playing field on its roof and a janitor's house as well as the associated schoolyards, parking spaces and an outdoor area (campus path), which will be available to the public. A total of seven buildings are planned and constructed.The 7 buildings have a GFA of approximately 15,800 m². The entire site covers an area of approx. 18,000 m². Less the base areas for the buildings of approx. 6595 m², the external areas to be planned comprise approx. 11,400 m². According to the present cost calculation for KG 200 to KG 500, the construction costs amount to 28.3 million EUR for the city of Erkrath and 14.9 million EUR for the district of Mettmann. Following an architectural competition, the 1st prize winner was commissioned in the context of a VgV procedure as partial general planner for the disciplines of object planning of buildings and interiors, object planning of outdoor facilities and structural planning with building physics up to performance phase 4. At the moment, the project is in the revision of service phase 3. Now, the aforementioned disciplines will be re-awarded in three new VgV procedures: 1. object planning buildings (LPH 5-9), 2. object planning outdoor facilities (LPH 5-9),3. structural design (LPH 5-6) and building physics (LPH 5-7).Apart from the currently tendered services of object planning of buildings and interiors, object planning of outdoor facilities and structural planning/building physics from LPH 5 onwards, both a project controller and the other necessary specialist planners have been commissioned throughout since LPH 1. The overall coordination of the planning is the responsibility of the newly commissioned planning office "Object Planning Building".
The subject of the contract are the basic services of the object planning for outdoor facilities of LPH 5 - 9 required for the construction project "Campus Sandheide".o LPH 5: Incorporation and review of the planning documents from LPH 1-4 and adoption of the contents in the continuation of the planning from LPH 5. o LPH 5: Special appointments for public relations or participation in political committees, 3 pieces. o LPH 5 Visualization/3D planning, 3 pieces.o LPH 5 Visualization/3D-renderings on the basis of the approved implementation planning, 2 pieceso LPH 5 to 8: Examination of the line/route planning in the outdoor facilities prepared by the technical equipment planning department for conflicts with the outdoor facility planning, coordination with the parties involved and adoption of the line planning in the outdoor facility planning (see attachment: overview site plan Kortemeier Brokmann Landscape Architects from 17.02.2022).o LPH 8: Local supervision of the tree protection measures during the execution of the external tradeso LPH 8: Selection of the trees to be planted in the supplying tree nursery.o LPH 8: Allocation of the costs according to the cost determination to the plants according to the plant list of the plant accounting of the client.o LPH 8: Preparation of an outdoor plant inventory documentation.o LPH 9: Supervision of the development and maintenance care (duration 2 years).
