The subject of the present proceedings are general planning services for the conversion of the building "Adlerstraße 11-13".
The subject of these proceedings are general planning services for the reconstruction of the building "Adlerstraße 11-13". The area to be renovated or converted amounts to approximately 1 160 m2. The awarding authority assumes a net investment volume (KG 300 and 400) of approximately EUR 1,000,000 for the upcoming construction measures. The aim is to develop the new "New-Office.IT Adlerstraße":- the new structure is to support individual, team and group work processes in an ideal way by providing suitable premises and equipment. The spatial framework conditions promote agile working and the quality of encounters;- barriers are to be dismantled and short distances ensured;- each employee is to be provided with a working environment that promotes communication and provides optimum support for work processes;- an inspiring, efficient and contemporary working environment in a rather open structure;- the future working environment guarantees both fixed and flexible workplaces;- the new working environment should correspond to the self-image, be a mark of identity, strengthen the employer brand;- improvement of the interior conditions/comfortability/room acoustics and good workplace ergonomics;- by implementing space-efficient work concepts, the new structure should ensure efficient use of space with high flexibility;- focus on practicability with an appropriate cost/benefit ratio.The services are to be based on an already existing feasibility study including a study of variants. Against this background, the services will be tendered as general planning services with the following planning disciplines:- Basic services object planning building LPH 2 to 9;- Accompanying planning material and quality definition with sampling;- Quality assurance with fire protection experts on a daily rate basis, 2 daily rates are planned;- Specialist planning structural design: quality assurance/calculation of openings in walls and ceilings, loads for technical systems, etc. on a daily rate basis, 2 daily rates are planned- Interactive Virtual-Reality Visualization (implementation of interactive VR visualizations as an aid and means of communication.For the new working worlds; scaled, location-independent walk-through simultaneously with several people; interactive elements such as movable doors, height-adjustable tables, whiteboards that can be written on, switchable lighting, daylight/sun position Adaptable etc.; variants can be selected such as floor and ceiling coverings, furniture etc.; display of information such as product data sheets, costs; interactive laser distance measuring tool for planning and sampling purposes; direct communication of sampling results with all project participants);- Specialist planning services for technical equipment, plant groups 2 (heat supply plants).3 (ventilation/cooling), 4 (high-voltage current plants) and 5 (telecommunications and information technology plants) in LPH 2-3 and 5-9.The start of construction work is planned for July 2021. Completion is scheduled for March 2022.
