Finavia grants possession of two (2) landside business premises, “units”, to an Operator specializing in offering café atmosphere and café products. Both units are located in the new and beautiful landside terminal. One unit is in the arrivals floor and the other one in departure floor. There are some technical restrictions in the units especially in the arrivals floor unit, that the Tenderer shall understand from the floor plans.In our vision, the landside cafés offer a well-defined and inviting selection of local fresh products made with care. The cafés have an emphasis on creating a “Welcome to Finland” atmosphere along with speed of high-quality service. The units shall be open to all potential customers during the opening hours. When-ever the cafes are seen, they invite the customers to enjoy a moment at Helsinki Airport in an open concept space that embodies a world of stylish Finnish design, peace and friendly service, which stands for "the best of the best". Finavia awards possession of two (2) business premises located in the beautiful new landside terminal of Helsinki Airport, to an Operator specializing in café operations. The units are located in arrivals floor and departures floor.Arrivals Floor unit:The very central and visible location combined with the technical restrictions in the arrivals floor unit require absolute perfection in customer service, taking into account the many aspects of the open concept of the space and co-existence operations as well as high volume location and the need of minute planning of daily operations due to special characteristics and technical limitations of the location. This unit best serves as a satellite unit as it is very limited what products can be prepared in this unit.The unit requires a unique, high-end design with high-quality natural interior surface materials and look&feel. No walls or fences are allowed to be built around the units seating area. The product portfolio of the unit is concise and easy to comprehend. The unit is strongly communicating "Welcome to Finland". A skilled and dedicated staff creates a pleasant ambience. The Unit: Ref. of floor plan: H1303 Size: approximately 167,5 m² open space. No walls or fences allowed to be built around the unit’s seating area Location: Central location in landside terminal arrivals floorThe Collaboration Agreement will enter into force (Commencement date) 30 November 2022 on estimation. The construction of the premises is planned to start 1 February 2023. The opening date is planned to be 1 March 2023. As this unit does not have a preparation kitchen, the daily activities of preparing and resupplying must be carefully planned. Tenant shall carefully read and understand the technical restrictions given in the floor plans.The central location requires continuous low-key maintenance and excellent level of cleanliness. Departures Floor unit:The unique location in the beautiful departures floor combined with the busy passenger operations in that floor creates an excellent business opportunity for café operations. In the product portfolio it is possible to have larger variety of products than in the arrivals floor. This departure floor unit is a unit where passengers will meet and greet each other and have a cup of coffee, some sweet and savory pastries or even a glass of sparkling wine before heading over to their flight.The unit requires a unique, high-end design with high-quality natural interior surface materials and look&feel. The unit is strongly communicating stylish and welcoming atmosphere. A skilled and dedicated staff creates a pleasant ambience. The Unit: Ref. of floor plan: H2214 Size: approximately 285 m² incl. 65 m² of terrace and 6 m² of emergency exits.Location: Landside terminal departures floorThe Collaboration Agreement will enter into force (Commencement date) 30 November 2022 on estimation. The construction of the premises is planned to start 2 January 2023. The opening date is planned to be 1 March 2023. Both units:Excellent customer service is one of the key objectives, for which it is salient that the opening hours of all the premises of the airport are unified. Finavia shall be entitled to determine the opening hours towards this objective from time to time, and separate seasonal hours may apply. The duration of the concession shall be five (5) years. Premises will be leased so that the successful Tenderer, "Operator", pays the Airport an agreed percentage of turnover generated each month at Helsinki Airport, but at least a business plan based minimum collaboration fee. Finavia sets suitability requirements to the Tenderers. Tenderer's own conditions and terms may not be included to the Tender. Questions regarding the procurement and Tenders may only be sent via Tarjouspalvelu supplier portal. Questions and/or Tenders submitted in other ways or parts thereof will not be accepted without the request of Finavia.The procurement documentation, including the Agreement, any security details, floor plans and required brands etc. are available only against a duly filled-in and signed Non-Disclosure Undertaking. The NDU form is available in Hanki Tarjouspalvelu for registered users. Registration to Hanki Tarjouspalvelu supplier portal is free of charge. Registration is supported by Hanki Tarjouspalvelu support, which is to be contacted in any matter regarding registration, completing and/or submitting offers. To avoid confusion, Candidates are advised to register to Hanki Tarjouspalvelu using the company name and ID of the entity that shall sign the Agreement.Upon receipt of the signed NDU, Finavia provides a link (by email, to the email the NDU was received from) to a secure download location, from where the Tenderer may download the entire material. The signed NDU shall be sent to hankintapaallikot@finavia.fi with subject: "Airside Fashion and Accessories to Helsinki Airport". The technical documentation is subject to change due to the nature of construction planning and processes.Questions regarding the procurement and Tenders may only be sent via Tarjouspalvelu supplier portal. Questions and/or Tenders submitted in other ways or parts thereof will not be accepted without the request of Finavia. In issues concerning registration (incl. the Tenderer's user and contact information in the system), submission of Tender on Tarjouspalvelu.fi supplier portal, contact Cloudia support. Instructions are available in English at http://tarjoajat.cloudia.fi/en/support/home. To avoid confusion, Finavia recommends that the company that would sign the possible Agreement registers with Tarjouspalvelu. Participants are obliged to familiarize themselves with any additional questions and the answers given to them before submitting the registration / tender, even if the participant has not asked any questions about the tender. The answers to the questions answered are part of the invitation to participate / invitation to tender.
