The subject of the announcement is the award of project management services (services in accordance with the AHO, Booklet Number 9 "Project Management Services in the Construction and Real Estate Industry" of the AHO Expert Commission "Project Control / Project Management" of the Committee of Associations and Chambers of Engineers and Architects for Fee Regulations e.V. in the 5th edition March 2020 and in accordance with the AHO, Booklet Number 19 "Supplementary Service Specifications in Project Management for the Construction and Real Estate Industry" of the AHO Expert Commission "Project Control / Project Management" in the 2nd edition, January 2018. Edition, January 2018) for the construction of a new building wing, general refurbishment and new construction of six gymnasium units including interim structures for the Kreuzgasse Gymnasium in Cologne.The planning and supervision services are to be provided by a total contractor (if necessary, a total contractor) or ("interim measure") by specialist planners who have already been engaged.The total cost of the project (KG 200 - 700) is estimated at 113.0 million euros net.For more details, see section II.2.4) of this announcement.
The Kreuzgasse High School (Cologne) is located in the Inner Green Belt, west of the city center. The property is bordered on the west by the busy Innere Kanalstraße and merges with the park areas of the Grüngürtel on the other sides.The building consists of five structures- Tract A built in 1953, regular classes, SEK I, art rooms- Tract B built in 1962, assembly hall and administration- Tract C built in 1958, gymnasium (in the process of demolition)- Tract D built in 1982, triple gymnasium (multipurpose hall)- Tract E built in 1985/86, science, specialized classes, SEK IIwhich enclose the inner schoolyard.The project can be divided into two measures. The project can be divided into two measures: on the one hand, an interim measure, which includes a partial removal with containers, and on the other hand, a technical measure, which includes the demolition of tracts D+E, the new construction and the general overhaul.For the technical measure (total contractor), the planning (from service phase 3) and construction services will be awarded as a total package. For the interim measure, the planning services will be implemented by the specialist planners already commissioned and the construction services by a container company yet to be tendered by the specialist planners.Envisaged construction schedule: Start with the 1st removal of Tract E to the interim so that the demolition of Tract D and E can take place. After that, the new building will be completed and the 1st removal will move into the new building. So that the general overhaul can be carried out, the 2nd removal of tracts A+B takes place. The new building will contain the general teaching areas as well as science classrooms with a lecture hall and exercise rooms. The new building also includes the accommodation of 6 gymnasium units with ancillary rooms for physical education. In addition, a cafeteria and a kitchen with staff rooms and storage areas are required. Construction will be to the required passive house standard. If this standard cannot be achieved economically, this must be justified. In all these cases, the current ENEV must be complied with.General refurbishment of wings A + B (listed):Gross volume: approx. 33,900 m³, gross floor area: approx. 9,700 m²Wings A and B are listed.Measures are planned for KG 300, 400 and 500 to establish permanent operational safety.These services are expected to be awarded in September 2022.
