Description

Project management services in accordance with the AHO are to be commissioned, project stages 1+2 (each in part), 3-5, areas of activity A-E.The Prinz-Max-Palais is a villa in the style of the Wilhelminian period in the inner city area of Karlsruhe. The property consists of an ensemble of buildings from different construction periods. The historical palace was built between 1881 and 1884 according to the plans of the architect Josef Durm.the object of the current modernisation is the building complex with the historical palace from 1881 and the "Richterbau" from 1950. the historical building is three-storey with a partially developed attic, the "Richterbau" adjoining to the west is two-storey. Both parts of the building have cellars. The building complex covers an area of approx. 5,700 m2 GFA (gross floor area). With the exception of the "Richterbau" and the technical building, the building complex is a cultural monument of particular importance according to § 12 DSchG Baden-Württemberg. This also includes the garden area with decorative fountains, cast-iron enclosures and historicising display walls on the west side of the garden, which are also to be renovated.modernisation measures:In the context of a feasibility study in 2018, a comprehensive investigation of the structural and technical condition of the building substance, the functional structuring of the areas of the user parties and the expansion potential of the building was carried out. As a result of the feasibility study, a structural-technical and functional modernization concept is available, which is the basis for further planning: The building envelope with sandstone facades, balconies and roof areas as well as the display facades are to be renovated. In 2016 an extensive damage mapping with a rehabilitation concept was carried out. Structural adjustments to the ground plan are to be made in order to implement the planned restructuring of the uses and the new routing of the technical trades as well as structural upgrades. The top floor is to be converted for cultural use by the Literary Society and the mezzanine level is to be extended for library use. All interior surfaces (wall, floor and ceiling coverings), doors and the sanitary rooms are to be renovated or renewed, the building services installations no longer correspond to the state of the art and the requirements for use and are to be dismantled and renewed, with the exception of the already renewed passenger and goods lift and the refrigeration system. (HLS: district heating transfer station and heating installations, air conditioning systems and distribution network (2 air conditioning systems with heat recovery and basic thermal conditioning) as well as separate air conditioning systems for the catering trade, refrigeration network; building automation with focus on heating technology and air conditioning, sanitary installations, fresh water and waste water network, softening plant for ventilation technology taking into account drinking water hygiene; ELT: heavy current systems as well as telecommunications and information technology systems, small goods lift). In addition to the renewal of the building services installations, an improvement in the energy balance is to be achieved by optimising thermal insulation (including internal insulation, sun protection) and replacing the window elements. The structural fire protection is to be upgraded in particular with regard to the classification as a place of assembly according to VStättVO BW. An escape and rescue route concept is available.during the construction period, all uses are outsourced, the measure is carried out in one construction phase.use:Since 1981, the Prinz-Max-Palais has been a municipal cultural centre with the city museum, the youth library, the museum for literature on the Upper Rhine and the headquarters of the Karlsruhe Literary Society.the individual cultural facilities are currently distributed over several floors in the building. The youth library with its book stock and lending desk is located on the ground floor, with an event room on the mezzanine floor and workstations in the basement. The Literary Society uses the offices on the mezzanine floor and areas on the second floor for the permanent exhibition of the Literature Museum and for events. The second floor also serves as a temporary exhibition space for the city museum and the literary society. The archive areas of the literary society are currently located in the attic and in the basement. On the ground floor of the "Richterbau", there is a gastronomic business (leased) with outside management. The building services are currently distributed over the basement (district heating transfer station, AHU system 1 and rooms for sanitary and electrical installations) and the attic (AHU system 2) The modernisation concept provides for optimised space allocation. The building services systems are largely concentrated in the basement. The further distribution of the previous user parties is carried out floor by floor, so that later user changes are possible. A representative reception and information area for all user parties is to be created in the ground floor foyer.costs:Based on the feasibility study, a cost framework was determined.as of November 2018, the following cost status results:KG 200-700: approx.
