1.1 Location of the construction site / As part of a modernization concept, new training workshops for the trades of carpentry, automotive/painting, electrical and welding as well as a canteen are being built on the site of the Beckum branch of the Steinfurt-Warendorf district craftsmen's association at Schlenkhoffs Weg 57. After complete and partial demolition of existing buildings, the new building will be formed by four structures.The building site in the area of the planned building areas is sloped; it rises from the southwest to the northern corner of the site by approx. 2.00 m to approx. 111.60 m above sea level.1.2 Car traffic / Access and exit is from the southeast via Schlenkhoffs Weg. The connection to the superordinate road network is made via the A2 as well as via the federal roads B58 and B475.Parking spaces are only available in a limited number on the premises of the Kreishandwerkerschaft. Further public parking spaces are available on Vorhelmer Straße and at the Römerkampfbahn.1.3 Truck traffic / The access for trucks (supply and disposal as well as the possibility of delivery or transport of machine elements or similar) to the building is analogous to the car traffic. Due to the limited parking space, only one delivery and no parking of trucks is possible.1.4 Type and location of the buildings / The four buildings are planned as single-storey structures. Component B is connected to the existing building C (construction hall) by a connecting structure. The car painter and electrical trades will be located in Building D. The welding department will be located in building section E. Building G (canteen) leans against the existing retaining wall of the plateau and is oriented towards the green area. The canteen is oriented to the height of the existing plateau, from which one gets an overall impression of the new ensemble. Adjacent to component B, the material storage for the construction area with supply and disposal yard will be built.1.5 Conditions on the construction site / On the site, the operation of the district craftsmen's association will be maintained, the space conditions are therefore cramped. Site facilities will be provided in the vicinity of each structure, but there will be no contiguous area for materials, site containers, etc., due to ongoing operations. The public roads and the road in the courtyard of the district craftsmen's association are to be kept clear at all times for flowing and passenger traffic as well as for emergency vehicles. The fire brigade parking areas marked in the construction site installation plan must be kept clear at all times. Pollution of the roads resulting from construction site operations and damage to the traffic and open areas by construction vehicles must be avoided as a matter of principle. Any damage caused shall be borne by the Contractor. 1.6 Connections for water, energy and waste water / building electricity will be provided from the buildings of the district craftsmen's association, here appropriate 32-63 ampere connections are possible. The shell construction trade will install 1 construction power sub-distributor per component with 16 and 32 ampere sockets. Construction water will also be provided by the client. The standpipes are located at buildings A and B of the existing building stock, the laying of the lines and the installation of the respective tapping points at the building components shall be carried out by the Contractor Shell Construction.1.7 Storage and work rooms / storage areas on the construction site can only be provided to a limited extent (see Construction Site Equipment). Day shelters shall be made available to the Contractor, locked storage rooms and offices cannot be made available and shall be provided by the Contractor himself. The location and extent of the storage rooms and office containers shall be agreed with the local site management or with the safety coordinator.1.8 Special requirements for disposal / Unless otherwise provided, waste shall generally be collected in containers provided by each trade on its own responsibility and for its own account for its own waste and shall be disposed of properly on a regular basis. Costs for the containers and disposal are to be included in the unit prices. The Contractor shall submit the relevant certificates and proof of disposal to the Site Management. Should the Contractor fail to comply with this obligation, the waste may be disposed of by another company at the Contractor's expense. A cover or a closed design shall be provided for the rubble containers in order to reduce dust generation as far as possible during filling. Costs for rubble containers are to be included in the unit prices. Burning of waste is prohibited.1.9 Protected areas or protection periods in the area of the construction site / Noise-intensive work is to be carried out in this area in compliance with the statutory provisions and, if necessary, requirements of the City of Beckum.1.10 Protection of trees, plant stands, vegetation and traffic areas / Information on the protection of trees, etc. is to be taken from the construction site installation plan.1.11 Existing sewage and supply lines / The Owner has provided information on existing sewage and supply lines; these can be viewed or requested depending on the work to be carried out by the Contractor's own trade.1.12 Site cleaning / Site cleaning is to be understood as an ancillary service and will not be remunerated separately.1.13 Site meetings / After the order has been placed - in any case before the work begins - the Contractor must name the intended site manager (foreman) in writing to the site management. This foreman must have the necessary training and qualifications for the work to be carried out and must be able to speak, read and write German fluently. This foreman must be entitled to receive instructions from the site management and to act on behalf of the Contractor. The Contractor must send the foreman or an authorised, competent representative to the weekly meetings. Exemptions from this obligation may only be granted by the Site Manager in individual cases.1.14 Contractor's construction diaries / The Contractor's Site Manager shall prepare a daily construction diary report containing all information that may be of significance for the execution or invoicing of the contract. This includes, among other things:- information on the weather and temperatures (if relevant for the trade) - start and respective status of the work - number and qualification of the employees deployed - information on subcontractors deployed with staffing levels and their qualifications - information on material tests - information on interruptions and delays in the work - information on acceptance by authorities, performance testing and other special occurrences The entries in the daily construction report shall have documentary significance. The daily construction reports are to be handed over weekly in duplicate with a copy to the client's site manager. (Copy 1 = CL, Copy 2 = Site Manager) 1.15 Construction Site Equipment of the Contractor / The Contractor shall submit a complete construction site equipment plan for the work of his own trade on the basis of the BE plan of the overall measure for approval within 2 weeks after placing the order. The costs shall be included by the Contractor in the unit prices. The provision of lockable rooms is not an on-site service.1.16 Deadlines / The contract deadlines are specified in the contract documents. A detailed schedule (division into construction phases with presentation of the start, intermediate completion and overall completion dates, measures regarding construction site equipment, etc.) shall be handed over to the CL's site management no later than 3 weeks after the order has been placed. The schedule shall be regularly adjusted by the Contractor - at least every 4 weeks or upon request by the Client's site management.1.17 Construction sign and advertising material / The Client shall erect a construction sign; the Contractor may purchase space on the construction sign for a lump sum of € 250. The attachment of company signs or similar to the construction fence/container/scaffolding is not permitted.1.18 As-built documentation / The Contractor shall prepare construction documentation in triplicate and in digital form. The preparation of as-built documentation shall be remunerated separately.1.19 Surveying / The Contractor of the building shell trade shall survey height markers and metre markers inside and outside the buildings.
