Description

General:The whole housing estate consists of 3 houses, each with 3 floors above ground and a shared underground car park with basement rooms.buildings A and B are identical and consist of 15 flats each.house C has only 12 flats with the same floor space, which results in a total of 42 flats.each of the 3 houses has its own technical and house connection room in the basement.Technical description sewage:The sewage in the building is fed into the sewerage system on a free gradient.sewage and rainwater is drained in separate pipe systems.drainage objects below the backwater level are always fed into the open-channel drainage system via lifting units.the sewage arising in the underground car park is collected in scoop pits and then fed into the sewage system via mobile submersible pumps. In the 3 washrooms, submersible pumps are installed in pump sumps provided by the customer (for structural engineering) with sheet metal covers (for structural engineering).Furthermore, all installations in the open spaces are part of the planning of the outdoor facilities, which will be carried out by a GALA company. Technical data for waste water:- Drainage pipes in the basement/strings: approx. 950 m (socketless cast iron pipe - SML);- Connecting pipes on the floor: approx. 264 m (plastic pipe - PP) Technical description for drinking water:A central hot water supply is planned for the apartments with circulation by means of 2 x fresh water modules per house. (included in the scope of supply of the heating system) the hot water is produced by a gas condensing boiler supported by tube collectors which are supplied and installed by the heating system.the interface (heating/sanitary) is the transfer connection at the fresh water station.in order to avoid limescale failures in the drinking water installations, a physical water treatment system is provided for each house.the water is distributed via the basement to the individual consumption points and risers. The pipelines are to be laid below the ceiling. All riser lines are equipped with line shut-off valves. The arrangement of the valves is planned due to the accessibility in the general areas. Pre-wall system elements are provided for the sanitary cores. The installation shafts and the pre-wall elements are planned with corresponding system elements. The planking of the installation walls is carried out in the sanitary trade. In the apartments, a corresponding fitting piece for hot and cold water metering is installed. The delivery and installation of water meters is carried out by a billing company commissioned by the client. Technical data drinking water: cold water, hot water, circulation: approx. 2 800 m stainless steel system pipe, pressed, thermal insulation pipes mineral fibre shells (aluminium laminated, PVC jacket sheet metal jacket).
The housing estate consists of 3 houses with 3 floors each and a jointly used underground car park and cellar rooms.building A and B are identical and each have 15 subsidized barrier-free housing units.building C has 12 housing units with the same floor space, thus making a total of 42 housing units. Each of the 3 houses has an elevator with 4 stops each and has its own connection and technical rooms in the basement for heating, water, electrical and media connections.a chimney for the gas condensing boilers is installed in each of the heating rooms.a washing machine connection is provided for each apartment in the designated washing and drying rooms in the basement.all apartments have their own basement compartment in the basement of the respective house. Bicycle storage rooms will be installed in the underground car park. The access to the underground car park will be a 2-lane ramp with access and exit. The ventilation concept of the underground car park provides for natural ventilation:- new construction of the irrigation and drainage system within the building, including connection to the connecting pipes in the ground;- the bathrooms and WC rooms in the apartments will be executed with installation system incl. riser installation in dry construction;- the remaining sanitary installation (kitchens) will be executed as pre-wall installation in dry construction or as surface installation in the technical rooms. The entire TB pre-wall is constructed on the building side;- the risers are integrated in the installation system or in the pre-wall installation. This also applies to the risers for the heating and room ventilation systems;- the hot water is produced centrally by means of solar-assisted gas condensing boilers (natural gas);- due to the construction situation and use of the cellar rooms, lifting systems are necessary;- the installations are installed at different times according to the construction progress;- the waste water produced in the cellar is disposed of via basic pipes. The SW ground pipes are located under the floor slab and are lifted above the backwater level by means of the respective lifting equipment.the Contractor must submit the necessary applications and permits, with the exception of the drainage input. The - if necessary - scheduling coordination with the: Haimhausen community:As a waste disposal company, the Contractor must provide the following The connection for the waste water disposal is carried out via 3 house connection shafts to the public sewer, the waste and rain water disposal - which is carried out outside the building - is not part of this invitation to tender. The interface or the transfer point is located in the building's interior, directly behind the house connection provided by the contractor. The waste water from the upper floors and the ground floor is fed into the external sewerage system via downpipes and collecting pipes. The waste water from the basement is led via collecting pipes to the basic pipe provided by the customer - underneath the building - and by means of a lifting unit into the external sewerage system. The transfer point for on-site services is the passage through the building, which is usually provided by the customer with the drainage system for the outdoor facilities. Floor drains or the above-mentioned lifting units are provided in the heating system and in the laundry cellar. Backwater level (RSTE): The drainage of low-lying rooms that lie below the backwater level must be fed to the collection pipe via appropriate lifting units. For drainage via lifting units, the backwater levels entered in the execution and drainage input plans must be observed.backwater seals are not installed.Rainwater:The roof areas (gabled roof) are drained via gutters with external RW downpipes. The collected rainwater of the respective house is drained via seepage shafts or infiltration ditches in the open spaces under the underground car park of the property. The sewage and rainwater disposal - which is carried out outside the building - is not part of this tender. Roof penetrations: All SW and RLT roof penetrations are carried out on site. All SW and RLT roof penetrations and RW inlets are handed over to the roof sealing company for installation on site.Building supply (water installation):The necessary drinking water connections are made from the public drinking water network in the street Grundfeld. The TW house connections for the construction project are made via the respective technical room in the basement. The necessary applications and approvals are to be submitted by the contractor - if necessary. The Contractor shall coordinate the schedule with:Zweckverband Freising Süd:As a supply company and coordination with the construction site and the other trades, the supply pressure in the local water network shall be 5.5 bar on average. The buildings are operated with the supply pressure from the public network. The description includes the entire water supply up to the house connection room. The entire water supply is carried out according to the regulations of DIN 1988, or according to the supplementary DVGW guidelines. All water-carrying pipes (from the house entrance) are provided with sufficient insulation made of diffusion-proof material against the formation of condensation water, whereby the fixing points must also meet these requirements. All pipes, fittings, installations, shut-offs, valves and the like must be marked with identification plates.Drinking water consumption:For the calculation of the maximum water requirement, the number of sanitary objects (from the architect's plans) and the resulting calculation of the peak flow rate according to DIN 1988 have been used. Consumption recording:The drinking water is recorded centrally in terms of quantity via a water meter system with calibration certificate. The meter system is installed in accordance with the requirements of the:Zweckverband Freising Süd.water treatment:After the cold water inlet, a backwash filter and pressure reducer is installed in the drinking water pipe.to prevent limescale precipitation, a physical water softener is provided.sanitary objects:Equipment with sanitary objects according to the following description of services.
