Demolition of floor covering + screed, ceiling cladding, demolition of partition walls, exterior steel stairs, demolition of mullion and transom facade.
The construction project involves the general refurbishment of the Valentin-Ickelsamer Middle School in Rothenburg ob der Tauber, Dinkelsbühler Straße 3. The Valentin-Ickelsamer Middle School, which currently has more than 400 students, is housed in a listed building that was originally constructed in 1975 and currently has 20 classes. The building is divided into three floors, the division being in the form of staggered floors with a partial basement. A maximum length of approx. 80 m and a maximum width of approx. 72 m can be assumed. Considering the demographic change and changing pedagogical school concepts, a holistically functioning school building is to be created, which fulfills the requirements of safety, environment, accessibility, low follow-up costs, pedagogy and economic efficiency in the long term and sustainably. The school building will be completely renovated in accordance with contemporary energy, functional, fire and noise protection requirements. Accessibility issues will be taken into account. Furthermore, the renovation includes a reorganization of the fire protection, among other things by adapting the escape routes and additional external staircases.Directly adjacent to the Valentin-Ickelsamer Middle School to the east and north are the buildings of the Reichsstadtgymnasium. To the northwest, west and southwest are the school sports facilities and gymnasium. Further to the north, above an abandoned railroad line, agricultural land is adjacent. Below Dinkelsbühler Straße, a general residential area is located in the south. So that the renovation does not have to take place during ongoing operations, school operations will be relocated during the construction period to a container facility on the sports facilities within the school grounds that are in need of renovation. This area will be prepared with its own construction road and infrastructure (supply and disposal) so that the container facility can be operated independently of all other construction measures. Pupils will be transported by bus via a dedicated bus stop directly on Dinkelsbühler Straße. The site rises sharply from the south, starting from Dinkelsbühler Straße, to the north. This results in the split-level arrangement in the existing building. The existing foundation consists of reinforced concrete footings with non-load bearing reinforced concrete floor slabs. The rising structure consists of a reinforced concrete skeleton construction in a grid of 8.40/8.40 m, column cross-sections D = 40 cm, reinforced concrete precast beams, reinforced concrete semi-precast slabs, d = 30 cm, and bracing reinforced concrete, or exposed masonry walls. The permissible area load (live load) of the floor is 2.0 KN/m2.Sufficient load distribution is to be ensured by plank underlays or by supporting the floor to load-bearing foundations. In order not to impair the load-bearing capacity of the floor slabs, the removed materials must not be stored temporarily in the building, but must be removed immediately and disposed of in an orderly manner. Due to considerable deficits of a structural and energetic nature and in the area of accessibility, as well as the necessity to carry out floor plan adjustments with regard to the pedagogical concept and fire protection requirements, the following measures, among others, are required:Dismantling of all door systems, dismantling of the glass walls/system partition walls/dry construction walls, dismantling of suspended ceilings and ceiling linings, dismantling of the mullion/transom facade on the 1st and 2nd floors, partially on the ground floor. and 2nd floor, partly ground floor, dismantling of floor coverings split clinker/parquet/tiles/carpet and wall tiles,dismantling of steel escape stairs, controlled removal of pollutants, disposal of worn furniture and equipment, disposal of all removed and demolished building materials, partly with pollutants.
