The property is part of a new development area, the Lab Campus on Munich Airport's Airsite West. The new building with 6 upper floors has a length of 55 m and a width of 39 m. It is mainly a reinforced concrete construction with flat slabs, in some areas steel composite and steel constructions are used. The building has no basement, and the ground floor is divided into a public lobby area and the back of house. The Living Lobby, which covers more than 1,000 m2 , is largely two-storey, open-plan and has a large glass façade facing the Isarboulevard to the south. The BoH includes the delivery, kitchen and storage areas and the staff facilities. On the 1st floor, in addition to the first 13 guest rooms, there are 2 conference rooms with sanitary units, the fitness area with a view of the lobby and the administration. The hotel has a total of 358 rooms, and the façade of the hotel forms a lamella structure that envelops the stringent, simple structure. Only a two-storey recess with a canopy defines the entrance situation and the terrace area of the lobby and the restaurant.the hotel's canopy is formed by a driveway with 18 parking spaces, which runs around a grove. Entrance and exit are regulated by barrier systems. On the east side there are garbage house and transformer rooms as well as an open area for the employees, which are not to be provided in the security area of the airport.
