Description

To be planned and executed are the demolition of the low-rise building in Rathauscenter II (Mittelbau RC II) including the underground car park up to the floor slab and the creation of a wide passage with a direct view from the bus station to Heinestraße/ Eierplatz; drilled pile foundation for the new and extension areas, underpinning to the neighbouring buildings; Connection of the underground car park RC I and RC II, deconstruction of the existing underground car park access roads and construction of a ramp structure to relocate the underground car park access road to the Berliner Ring in connection with a new access road to the Monheimer Tor rooftop car park; conversion and refurbishment of the existing underground car park and commercial areas on the ground floor; extension of the commercial areas by the south and north extensions on the ground floor and creation of 3 or 4 office floors to the existing buildings Rathauscenter I and II; creation of an approx. 12.80 m wide passage between the bus station and Eierplatz with a view of Heinestraße; omission of the mall in RC I and creation of larger, modern retail spaces and direct access from the street space; uniform design of the facade areas on the ground floor with large shop windows and clear advertising of the retail trade in the new construction and conversion area; extension of the RC I retail floor with 2 office floors and direct connection between the existing areas in the town hall and the areas at Rathausplatz 10a.For the time being, the following key data are to be assumed for the construction measures: new building of approx. 15 000 sqm gross floor area with approx. 3 000 sqm underground car park, approx. 650 sqm ramp structures, approx. 3 000 sqm retail space and approx. 8 250 sqm office space; conversion and renovation of approx. 11 000 sqm gross floor area, of which approx. 7 500 sqm underground car park and 3 500 sqm retail space on the ground floor.
