Description

The city of Penzberg intends to build a children's house with 4 crèche groups and 3 kindergarten groups with an attached early intervention centre on the property between the sports field and Nonnenwaldstraße (Müllerholz). The facility, which will thus have seven groups, will be run by a sponsor with the administration in the building. The children's house will offer integrative care. According to a preliminary cost estimate, the gross construction costs, based on the expected conversion space (BRI) with basement for the cost groups 300 and 400, amount to approx. EUR 8.7 million. For the new construction of the children's day care centre, the planning services of the object planning for buildings and interiors, service phases 6 to incl. 9 in accordance with § 34 Para. 3 HOAI, will be awarded in this procedure.
The City of Penzberg as the client intends to build a children's house with three kindergarten groups, an affiliated early intervention centre and four nursery groups (day care facility) on the property between the sports field and Nonnenwaldstraße (Müllerholz). This facility will be run by a carrier with the administration in the house. The wooded development plan area between Nonnenwaldstraße and the sports field will be accessed from Karl-Wald-Straße. The site slopes downwards in an east-west direction by approx. 1.5 m in the south and approx. 6.5 m in the north. Along Nonnenwaldstraße there are mainly buildings with commercial use. There are important footpath connections in continuation of Karl-Wald-Straße up to the primary school and into the urban area. There is a two-hip car park for the associations with more than 100 parking spaces, which are also intended for the future children's house in double use. Additional parking spaces for the children's house are therefore not required. According to the tree mapping carried out, there are trees worthy of preservation on the southern plot area and along the western footpath, which have been taken into account in the present planning. An expert opinion of the mining conditions of the arccon ingenieurgesellschaft mbH is available for the planning area. The reinforcement measures have been commissioned. According to the results of the soil expertise of GHB Consult GmbH, a foundation with ductile driven piles is planned. The energetic goal of the city of Penzberg for this building is the efficiency house 40. A solid wood construction is required from the top of the base plate. The façade elements will be insulated with wood fibre boards in accordance with the energy certificate and built on solid wood construction boards. The interior walls will also be built using solid timber construction or plasterboard stud construction. The aim is to achieve a high degree of prefabrication in the workshops in order to shorten the construction times accordingly.The heat is to be generated via district heating according to the current status. The heat distribution is to be ensured via underfloor heating. Hot water preparation is currently planned to be decentralized and electric. According to a preliminary cost estimate, the total costs for cost groups 300 and 400 amount to approx. EUR 8.7 million gross. For the new construction of the day-care centre, the object planning services for buildings and interiors according to § 34 HOAI, service phases 6 up to and including 9 according to § 34 para. 3 HOAI, will be awarded in this procedure.The object planning services for buildings and interiors, service phases 1 up to and including 5 according to § 34 para. 3 HOAI, will be awarded in this procedure. The contract comprises the basic services of the object planning according to § 34 Abs. 3 HOAI of the service phases 6 up to and including 9 in accordance with appendix 10.1 HOAI. In addition to the basic services from Annex 10.1 HOAI, the following special services in particular are covered by the contract:- assistance in the review of supplementary offers justified by the construction industry (max. 50 hours);- assistance in the preparation of the proof of use;- preparation of documentation of the building stock;- monitoring of the rectification of defects within the limitation period.
