Description

The objective of this contract is to improve Aéroports de Paris' knowledge of the use and condition of its assets, to ensure that tenants do not endanger them and that its multi-technical service providers perform their services in accordance with the contracts signed. Aéroports de Paris wants to have a better control of risks on Aéroports de Paris buildings, especially those occupied by third parties. The increasing complexity of enforcement techniques and the proliferation of laws or regulations binding on owners are often accompanied by criminal liability. The real estate management of Paris-Charles de Gaulle and Paris-Orly are keen to control the risks involved:- identify the risks incurred by the owner; whether they are related to a regulatory obligation or to a finding made on site by qualified and experienced personnel,- set up a regulatory and legislative watch to update the exposure to risks and the nature of the controls to be implemented,- monitor their obligations over time and anticipate them as far as possible,- approximately 80 buildings are concerned on CDG and 60 on Orly,- control exposure in the event of claims: in matters of fire, safety, personal security, airport security, business interruption, health, environmental and administrative matters.Most risks are regulated by regulation, however, some of them result from malfunctions, damage... observed during site visits carried out to ensure compliance with the obligations imposed on the owner or delegated by him to the occupants, so that he is never worried.The expected methodology is a long-term process:- visit to each site,- document review,- documented and illustrated structured report on breaches, recommendations, risk trends,- plan and follow-up of the treatment of non-conformities, breaches, malfunctions, deterioration, etc. observed during visits,- regular monitoring of the sites,- implementation of the appropriate programming method and structures for data collection and formalization (including minutes of working meetings).
